Crough, 4572 Dover Center <br />Road, his request for a 3 foot side setback variance to replace existing detached <br />garage, seconded by R. Gomersall, and unanimously approved. Variance granted. <br />g, Great Northern Dodge, 26100 Lorain Road. <br />Request for variance (1123.12). Request location variance to replace existing <br />pole _sign with a ground sign which will encroach in the 35 foot prohibited <br />triangular area. Also request 30 square foot variance for total sign axea for a <br />wall sign which exceeds the maxiimAn allowed. Violations of Ord. 90-125, Section <br />1163.12(b) and 1163.12(a). <br />CYiairman Gomersall called all interested parties before the board. The oath was <br />administered to Mr. Graham, representing Great Northern Dodge, and sign <br />contractors, K. Miller and B. Schlauch. Mr. Miller explained that the pole sign <br />will be removed and replaced with a mornunent sign at the same location, about 5 <br />feet off the sidewalk. It would be blocked by the landscaping if it were moved <br />back. Mr. Gomersall suggested putting it between the two pods, but not as far <br />back. Mr. Miller pointed out that there was a building next door which would <br />obscure it. He noted that this would be about 15 feet from the curb, but agreed <br />to move it back 7 feet if possible. In reference to the wall sign, Mr. Gomersall <br />advised that the Architectural Review Board must approve the color of the sign, <br />and that Mr. Sohn of the A.R.B. was concerned about the sign was too big and <br />needed more space from the top of the letter to the red band. Mr. Schlauch <br />believed that the A.R.B. had approved the colors for the original sign which was <br />much too small and this will be the same color. Mr. Maloney believed tha,t the 3 <br />foot height was excessive considering how close the building was to the sidewalk. <br />The representatives pointed out that the eapitals were larger, but the lower case <br />letters were only 24 inches and that if the letters were reduced in height, the <br />length of the sign would automatically be reduced. They believed that since there <br />is 91 feet of frontage across the building this would again make the sign too <br />small. The members agreed that this was a big reduction from what had been there <br />originally. Mr. Conway stated that the old sign far exceeded what would be <br />allowed under today's code, but that everyone agreed that the new sign was way <br />too small. He suggested that the board could send the proposal back to the. <br />Architectural Board. Mr. Miller noted that the sign is only about a third of the <br />whole front of the building. Mr. Maloney estimated that there were 28 feet on <br />either side of the sign which is about 35 feet long. Mr. Purper believed that <br />this size was almost necessary. It was clarified that Nir. Sohn wanted to see the <br />color of the red on the building with the color of the sign, and this could <br />probably be done informally, not at a meeting. J. Maloney moved to grant the <br />request of Great Northern Dodge, 26100 Lorain Road, for a location variance to <br />replace the existing pole sign wi.th a ground sign which will encroach in the 35 <br />foot prohibited triangular area with a set back of 7 feet from the sidewalk <br />instead of 5 feet. Also to grant 30 square-foot variance for total sign area for <br />a wa11 sign which exceeds the maximIIn allowed. This variance will be subject to <br />the Architectural Review Board's approval of the colors, seconded by W. Purper, <br />and unanir,iously approved. Variances granted. <br />g. Rollo Pollo Restaurant, 25730 Lorain Road. <br />Request for variance (1123.12). Request 4 inch variance for height of front wall <br />sign. Also request variance for a second wall sign on building. Violations of <br />Ord. 90-125, Section 1163.12(a). <br />4
