<br />believed that North Ohnsted is a mobile town and customers would be annoyed if there were <br />no parking spaces. Mr. Gomersall stated that this would be a traffic hazard. Mr. Benik <br />responded that both of these things could happen, if he had fewer seats, and all the parking <br />spaces were filled. Mr. Gomersall suggested that he come back in a year, after there has been <br />some experience with the restaurant, but he is skeptical of doing it now. He does not believe <br />that there are enough reasons to grant a variance. Mr. Purper stated that he will not be able to <br />have outside seating at this time of the year anyway. Mr. Benik stated that if he could not get <br />the variance for parking he would reduce the seats inside the restaurant to 34 and put 12 <br />outside. Building Commissioner Conway explained that there are two code requirements, one <br />based on seating and one based on square footage of the building, the parking requirements <br />were based on the most restrictive of the two requirements. Mr. Benik noted that if he limited <br />the seats inside would allow him to put those seats outside. Mr. Conway believed that this <br />would have to be checked frequently to make sure that tables had not been added. Mr. Benik <br />suggested some kind of contingency could be put on the variance so that if down the road, <br />neighbors complained that his customers were parking in their lots, he would have to remove <br />the additional seats. It was again suggested that he could come back later for the outdoor <br />seating after the restaurant has been open for while, especially since outdoor seating will not <br />be used much in the next few months. Mr. Gomersall stated that the board wanted to work <br />with lum and would be willing to consider this later, perhaps next July. Mr. Benik withdre.w <br />his request for the parking variance, but again, asked to put the seating outside and reduce the <br />seating inside. Mr. Conway advised that this would also require a variance even if no parking <br />variance were granted. IVIr. Benik stated that he wanted to blend some chairs and possibly a <br />table, into the landscaping. It was suggested that this request could be tabled until next month <br />in order for Mr. Conway to review the interior drawing. Mr. Gomersall did not believe this <br />would accomplish anything. There is also a sign change which was not submitted previously. <br />Mr. Benik would like to move the ground sign to within 2.5 feet of the sidewalk (he <br />maintained that the sidewalk was 3.5 to 4 inches over his property line). The sign is shown at <br />5 feet from the sidewalk now, and will be a 4 by 6 foot ground sign on a brick foundation, and <br />will be 5 feet high. He would also like the sign moved to the center of his building (about 9 <br />feet west) to keep it away from the signal box and the pole. This will place the sign in the 35 <br />foot prohibited triangular area. Mr. Conway did not thiuk that this would be a big problem <br />since few drivers would tum left out onto Lorain. J. Maloney moved to grant the request of <br />the Ice Cream Parlor, 27045 Loraiu Road, for a 7 foot rear yard variance to relocate trash <br />receptacle, and number 2, to grant the request for variance to allow outdoor seating in the <br />front setback which will be subject to presentation of seating plans to the Building Department <br />to reduce the indoor seating for outdoor seating. Number 3, a variauce to relocate their sign <br />from their original plan to be placed 2.5 feet offthe sidewalk and moved 9 foot to the west of <br />the original plan. Violation of Ord. 90-125, Sections 1139.07(table and note to table) and <br />1163.12(b). The motion was seconded by R. Gomersall, and uuanunously approved. <br />Variances granted. <br />7. Paper Place, 4626 Great Northern Blvd. <br />Request for variance (1123.12). Request 56 square foot variance for sign area allowed for a <br />business use, and request 24 square foot variance for sign area allowed for a business unit to <br />relocate existing sign to a different unit. Please Note: Ground sign must remain at present <br />4
