?
ou Root Road. He also wondered if deliveries would be made in the middle of the night. The
representatives advised that deliveries would be between 10:00 a.m. and 5:00 p.m. He
fiu-ther stated that they had fought the Lube Shop when they wanted an exit onto Root. Mr.
Stitz did not believe many people would use the Root Road drive. Mr. Johnson stated that if
more drives came out on Root Road they would need a traffic light. Mr. Muller questioned
why they need any parking in the Long John Silver green area if they only had 20 customers
a day and also questioned why they needed a drive on Lorain Road. He stated that their
requests for a traffic light fell on deaf ears and the light on Grreat Northern does not give
them a chance to get out of their street. He complained that they keep hearing developers
asking for variances and the residents are getting tired of it. He also asked, if one of these
stores weut out of business; what assurance would they have that the commercial property
might not be expanded right up to their properties. It was explained that a rezoning would be
required, not a variance, but he was not convinced that the city would not rezone and again
complained about all the variances that were given. He was advised that this was up to the
Board of Zoning Appeals. Mrs. Ludwig, who lives across from Medical Building drive,
complained about the drivers guuning their motors when they came out of that drive. She
sees no reason to put another drive on Root and is totally against it because it would
increase traffic on the street and believed that the people who pay taxes should be
considered. It was clarified that the cars from this business would not use the medical
building drive. Mrs. Moyers advised that Root Road is used as a cut through from one of the
developments aud reiterated that they cannot get out of their street and frequently have to go
around the block. There are cars racing up and down the street, and the police do sit in the
lot, but no tickets area issued. Much of the traffic that comes out of the medical building is
from young people who were hanging out in the parking lot or drivers cutting though from
Lorain. Some drivers come out ofthe car wash and drive over the landscaping. She believed
that there were many other buildings on Lorain Road that they could use. She complained
that her trees were dying because of the lack of grou.nd water and this will take away more
green area. She, too, doubted that they would build a building if they did not expect business
to increase. Mr. Miller asked if she thought that there was any validity to the ar ent that
the car wash generated about 20 customers an hour now, whereas the proposed business
would generate 20 customers per dak Mrs. Moyers responded that those cars did not come
out on Root Road. She suggested that, if all the medical building parking is not used, they
close that drive. She maintained that there have been traffic problems for years, and the city
keeps adding to them and developers keep paving over green area, but no one ever takes
pavement out and plants it. Mr. Calmer spoke again and advised that during the week you
can rarely find a parking space in the medical building lot. He also noted that when Sherwin
William's came in, they were required to have a large buffer zone, now that something else is
going in that buffer zone has disappeared. He also lamented the lack of green space, and
wondered where it would stop. He clarified for Mr. Tallon, that Long Johns customers park
in the medical bu.ilding lot, so he thought their customers probably would. It was clarified
that tlie Commission does not want to include the 6 landbank spaces to the east of the
build.ing and that a variance for 17 spaces would be required. It was determined that this
proposal would be forwarded to the Board of Zoning Appeals and later, if it came back it
could be sent to the forester. R. Tallon moved to forward the La Z Boy Furniture Gallery, ?
25410 Lorain Road, to the Board of Zoning Appeals with the following -recommendations
3
