They may have to leave some to pile snow. Mr. Bensen, representing the Country Club Condominium <br />Association, advised that Biskind Development and the association have been cooperating since the <br />Best Buy proposal had been discussed. He presented a survey showing the number of vehicles which <br />use this drive as a through road and the number that actually go into one of the driveways which <br />& indicated that a large number used this drive as a cut through. The association has no problem with <br />this concept at all, but is concerned about where the salt will be stored since it was previously behind <br />Mares which presented a noise problem and more recently in the area near the CEI substation. Since <br />then they have been moving it to various places and there might be a problem removing the concrete <br />because the salt was piled back there. R. Koeth moved to refer to the Architectural Review Board the <br />Great Northern Plaza North, Lorain and Brookpark Road, proposal to erect a barricade on drive <br />behind the shopping center in order to eliminate through traffic, with the suggestion that was discussed <br />here that the barricade be some type of green buffer with a mounded design placed across the roadway <br />and this landscape design must be reviewed by the Architectural Review Board. This proposal should <br />also be sent to the Safety Department for their recommendations. The motion was seconded by A. <br />Mauniug, and unaniinously approved. After the motion, Chairmau Tallon advised that this would not <br />have to return to the commission unless there was some major change or objection to the proposal. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Whitlatch and Company Subdivision - Prelimiuary Plan. <br />The proposal is to subdivide permanent parcel nos. 231-14-1,2, 3, and 4, located on the north side of <br />Lorain Road between Clague Road and West 231 Street, and abutting the east terminal ends of Sharon <br />and Woodview Drives, into fifty six (56) "C" Residence, Single lots plus remnant commercial properiy <br />fronting on Lorain Road. The proposed residential subdivision extends south into the existing <br />commercial (Retail Business, General) zone. Tabled at plauuiug commission meeting of March 14, <br />1995.. <br />Assistant City Engineer McDermott advised that there are two plans displayed, the plan the was tabled <br />on March 14th, and an alternate plan that was submitted after the agenda had been published and the <br />notices had been mailed. He had presented copies of the new plan to the members and explained that <br />there are some slight revisions, but it is substantially the same. The members reviewed the new plan. <br />Mr. Basalla of Whitlatch Development, advised that after the previous meeting when the plan was <br />tabled, they sent a correspondence to Councilman Miller indicating that they were intending to redraw <br />the plan to reduce the number of lots to between 48 and 50; and confine the subdivision to the <br />residentially zoned property, but they were not able to submit it prior to the notices being sent out. <br />The reduction of the number of lots is due to the reduction in residentially developed acreage; the re- <br />establishment of the 6.65 acres of commercial property in the front; and the proposed dedication of <br />their half of Maple Ridge Drive. They have been in contact with Dr. Gaitanaros to propose that in <br />exchange for his conveying the other half of the right of way to the city they would improve it, but he <br />passed away last Thursday, so that cannot be decided u.ntil his estate can ferret out what is going to <br />happen to his business matters. They will work with the city to assure that there will be 2 points of <br />egress out of the subdivision. He concluded by stating the plan does comply to all the zoning and <br />subdivision codes of the City of North Olmsted, and they are asking for a favorable consideration of <br />the revised proposal. Chairinau Tallon asked what would happen to the pie shaped portion that was <br />left at the rear of lots on the cul-de-sac and Mr. Basalla responded that they would extend the lot lines <br />6
