Another neighbor, not identified, <br />stated that she lived on West 231 Street and her garage would only be 4 feet away from the proposed <br />Maple Ridge extension. <br />2) 1) The proposal is to combine into one (1) parcel, various separate parcels, owned by <br />Great Northem Properties Company and located on the north side of Brookpark Road <br />between Columbia Road and Great Northern Blvd. and includes: <br />Lot split ofpermanent parcels no. 236-07-027, currently difference ownership, with the westerly <br />(rear) portion to be purchased by Great Northern Properties and assembled into the site. Note that <br />rezoning of this rear portion (only) of 236-07-027 is proposed in item 2 below. <br />Assembly of permanent parcel nos. 236-07-016, 021, 022, 025, 107. <br />Vacation of Lamont Drive, entirely, and the southerly end (approximately 145 feet) of Westview <br />Drive, with all platted parcels fronting thereon being included in the assembly proposal. <br />Zoning, with the exception ofparcel 236-07-027, is Office Building District entirely. <br />2) Great Northern Properties Co: Rezoning Request. <br />The proposal is to rezone the westerly (rear) portion of pennanent parcel no. 236-07-027, as <br />proposed for lot split and assembly (see item 1, above), from the current zoning of "C" <br />Residence, Single to Office Building district. The easterly (front) portion, which fronts on <br />Columbia Road, will remain zoned "C" Residence, Single. <br />Mr. Corsi, representing Great Northern Properties, presented the proposal for a lot split, lot assembly <br />and vacation of a residential street on a 24.15 acre parcel on the north side of Brookpark Road between <br />Columbia Road and Grreat Northem Boulevard. He stated that the assembly was prompted by their <br />having 28 current tax identification numbers and bills on this plot, and later when there is an opportunity <br />to developed the property it will simplify the splitting off ind.ividual parcels. They are also including in <br />the assembly the rear portion of parce1236-07-027 which is being split off from the front of the balance <br />of the property and also assembling Lamont Drive as part of this proposal. Mr. Corsi clarified that they <br />would be vacating Lamont drive because the current parcel is zoned for office building and Lamont Drive <br />was platted when it was zoned residential and is a paper street. It would not make sense to have Lamont <br />Drive there. He verified that Brookpark Road was limited access and they would get a curb cut across <br />from the drive that services the proposed Wal-Mart building. He explained that Mrs. Molnar, the owner <br />of the lot to be split of? had asked if they would be interested in purchasing the rear portion of her <br />property since she was unable to take care of it. At first they were not interested, but since she had some <br />health problems; they decided that they could incorporate it into their parcel since her property would be <br />within the buffer zone and would not impact the development, they believed it would be a socially <br />responsible thing for them to do. He clarified that her lot is 400 feet deep from Columbia Road and they <br />will be taking approximately 196 feet which would make the rear property line in line with the adjacent <br />properties. Mr. Manning wondered where the rear line of her house is, and Mr. Corsi was not sure, but <br />he explained that the rear of her garage was more than 10 feet from where they are splitting the property. <br />It was determined for Mr. Tallon, that the house to the north of hers was set back further, but since her <br />9
