Mr. Mongello responded that the property <br />owner, Mr. Pfaff, did not want the mound, he wanted the arborvitae. Regarding the building <br />height, he explained that this building was about 5 feet higher than the adjacent building to the <br />east, and that building east of that is 5 feet higher than the one adjacent to it. He clarified for Mrs. <br />O'Rourke that the build.ings are the same height but the grade is higher at the property goes east <br />and this building would be about the same height at the Litehouse Pools' building. Mr. Calmer had <br />read the traffic engineer's report and noted that it did not add.ress his question because it refers to <br />250 feet west of Fleharty; he is mainly concerned about the curb cut east of Fleharty, that will <br />interfere with Root Road traffic because of the increased business. He believed that more drivers <br />will be turning le$ into this drive and hindering drivers who want to turn into or out of Root Road. <br />Mr. Mongello advised that previously the city had required that the drive between Entemaun's and <br />the ski shop be closed and moved west and at that time the city was aware that the center would <br />be extended west eventually. He believed that the developer had worked with the city, and this <br />time they were only widening an exristing drive. Mrs. O'Rourke stated that the Commission had to <br />go with what the traffic engineer had stated. T. Mauning moved to refer the Marjak Development <br />Company proposal for the continuation of Ohmsted Plaza at Fleharty and Lorain Roads, to <br />replace the existing single family home and commercial building with a new retail development be <br />forwarded Qn to the B.Z.D. Committee of Cou.ncil with the following recomnaendations: that the <br />bus shelter will be distinctive from the RT.A. shelter in that it will be a green structure that will <br />match the mansard of the building; that there will be no obstruction of view from Lorain Road to <br />the bus shelter; that the mansard has been reduced in the plan to one foot as recommended by the <br />Architectural Review Board; that the C.E.I. light in the front of the premises is to be added with <br />the condition that all light will remain on the premises as the architect has assured us, and if there <br />are complaints about the light is escaping off the premises, the architect has promised that it will be <br />chauged to conform; and to include all recommendations of the Architectural Review Board and <br />Board of Zoning Appeals. It is also to be noted that an assembly of lots will be required. The <br />motion was seconded by R. Koeth, and unanimously approved. <br />3) John Knox Presbyterian Church, 25200 Lorain Road. <br />Proposal to add enclosed vestibule, with new vehicular entrance drive on the west side of the <br />property. Please note: Access on Lorain road will be on relocated SR252 right of way. <br />Referred by Plauuing Commission February 28, 1995. Heard by Architectural Review Board March 22, 1995. <br />Mr. Serne, architect, and Mr. Nagy, representing John Knox Church, presented the plans. Mr. <br />Serne advised that they are including a`Yight turn only" arrow at the eastern drive as suggested at <br />the last meeting but they have not discussed putting in a`4io left turn" sign at that location. Vice <br />Chairman Mauning stated that if drivers missed the westerly drive, they would probably attempt to <br />turn left into that drive. Mr. Serne advised that turning left into this property is illegal, since there <br />is no tuming lane at that point. They also have presented a planter arou.nd the sign as requested by <br />the Architectural Review Board. Mr. Mauving read the forester's report which asked if they could <br />relocate the proposed drive in order to save two walnut trees which he believed to be worth saving <br />and he had submitted a drawing of the suggested change. Mr. Seme and Mr. Nagy studied the plan <br />aud advised that they did not see this as a problem, but they would have to straighten the drive a <br />_ bit. They are installing a lawn in order to have an open view from Lorain Road. Mr. Nagy advised <br />that he had walked the site with the forester previously and had agreed to work with 1um on this. <br />4
