Mr. Herbster would like them to install some additional shrubs from <br />where the existing hedge row ends to the large tree in back to shield lights from sluuing into the house. <br />The developers agreed. Assistant City Engineer McDermott explained that a more detailed site plan <br />would be needed before final approval. R. Tallon moved to accept the proposal for Laurie's Dance <br />Stuclio (formerly the Doll House), 30036 Lorain Road, to construct addition to the rear of the existing <br />building as presented with the inclusions of changing the lighting to a more residential or ballard type in <br />order to maintain the light on their own property; to even out the drive on the one side of the building and <br />to add green space in that area; aud to extend the hedges or some type of landscaping between the two <br />existing trees on the west side of the property. To refer the proposal to the board of zoning appeals with <br />the recommendation to allow the special permit and variances. The motion was seconded by T. Brennan, <br />and unanimously approved. Mr. Tallon clarified that this proposal did not have to return to plauuing <br />commission until after it had been heard by the architectural review board and that it should also be <br />forwarded to Safety, Engineering, and the forester. <br />2) Fortney and Weygandt, Inc., permanent parcel numbers 233-06-015 *and O 11, property located on the <br />south side of Bradley Road, south west of Wild Oak Drive. <br />Proposal to construct 2 story office building. <br />May need referral to the board of zoning appeals. <br />Mr. Fortuey, owner, and Mr. Weygandt, architect, presented a colored landscaped plan and showed <br />where they were located. He noted that the C.E.I. lines are about 600 or 700 feet back on the property. <br />Building Commissioner Conway had sent a letter regarding several items which would require variances. <br />The parking was approximately 21 short, but this was based on gross figures and if they do not need <br />them, they could show land banked parking. Mr. Fortney stated that they were aware that they would <br />need more parking, but there would be enough room to add more. W. Conway advised that, according <br />to the code, they can only have front parking for visitors, officials and handicapped. Since they claimed <br />they needed 10 spaces for subcoutractors, Mr. Conway advised that they would have to justify that or <br />seek a variance. Mr. Fortney maintained that they did not own large construction equipment or trucks <br />and trailers. They are general contractors and go throughout the country. Space age design is located on <br />one side and there is a residence on the other. Mr. Herbster is concemed because there is an adjacent <br />residence next to their parking lot. Mr. Fortney explained that this home has about several pick up trucks <br />and construction equipment in the back yard and he would be happy to put in a buffer, possibly a fence, <br />for lus owu sake. Mr. Tallon suggested a row of evergreens. The building will be a new concept of brick <br />veneer which is glued onto an insulating material. Mr. Conway will have to check to see if this is an <br />approved material_ There will only be low landscaped lighting, and probably ballard lighting for the <br />parking lot instead of pole lights. It was clarified that if he did not go to the board of zoning appeals it <br />would expedite his proposal since the planning commission takes a vacation in August. Mr. Fortney <br />agreed that he could redesign the parking; jog the driveway so that he could include the landscape buffer; <br />aud show the additional parking as landbanked, so that no variances would be needed_ Regarding the <br />front parking, Mr. Conway again advised that if he must be able justify that the parking in front is only <br />for visitors, officials, and handicapped spaces. Mr. Fortney will do that. It was agreed that, if he can <br />present revised plans by the lOth of the month so Mr. Conway can review them before they are sent to <br />the a.r.b, the proposal could be forwarded to that board this evening. Assistant City Engineer <br />McDermott asked that they verify if the ditch that is to be used is actually on their property since Space <br />Age needed an easement. He suggested that they have the properiy surveyed since this site plan is not <br />correct. Mr. Fortney will check into this and this can be verified later, and hoped that it would not delay <br />the construction.
