R. Tallon moved that the <br />BP Oil Company proposal, 29131 Lorain Road, be continued until January 23, 1996, seconded by T. <br />Brennan, and unanimously approved. <br />6) Ziebart Tidy Car, 27935 Lorain Road. <br />Proposal to construct building. <br />Mr. Beardsworth, owner of Ziebart Tidy Car, explained that the business is currently located:on Porter <br />Road in North Olmsted. The new building is proposed for the vacant property adjacent to Kenny Kings. <br />Building Commissioner Conway advised that he did not send any information relative to variances, <br />since there would be ample room to correct the code violations. The driveway will have to be orientated <br />at a 90 degree angle to Lorain Road, and a loading zone will have to be added but since it only has to <br />be a 12 by 25 foot space, this should not present a problem. Mr. Beardsworth clarified that a proposal <br />had been approved previously for a building for the Rooney Carpet Cleaning business on this same <br />property. He noted that the Rooney build.ing was to have been 45 by 115 feet, and would have had two <br />stories; their building will be slightly smaller and will only be one story, but it will be placed in about the <br />same location. He explained that they intended to install a mound on the back portion of the lot exactly <br />the same way the Kenny King's property is mounded with Austrian pines on top. The mound will be <br />directly behind the parking area. Since their business is only open from 8:00 a.m. to 5:30 p.m. lights <br />would not be a real problem but they did intend to put them on timers. The monument sign in front <br />would stay lit. He advised that he had data sheets with him showing that all their materials are EPA <br />approved. Nineteen parking spaces are shown, and he preferred not to landbank any, since they hope <br />to increase both their business and the number of employees at the new location. The building will be <br />split face block with Ziebart blue accent bands and logo. There will be no roof top units on the building. <br />R. Tallon moved to forward the Ziebart Tidy Car, 27935 Lorain Road, proposal to construct a building, <br />to the arclutectural 'review board and to approve the proposal with the foltowing stipulations: that the <br />landscaped area shown at the rear of the parking lot will be a mou.nded buffer similar to the Kenny <br />King's buffer; the lighting will be on a timer; the drive will be changed to be 90 degrees to Lorain Road; <br />a loading zone to be included in the plans: and, also, including the recommendations of the architectural <br />board. The motion was seconded by K O'Rourke, and unanimously approved. Mr. Beardsworth was <br />advised to bring color samples of materials and a detailed landscape plan to the architectural review <br />board meeting. Chairinau Tallon advised that this would not have to return to the commission, but any <br />addition that the architectural review board might have should be included in the recommendations. <br />7) Alexander's Restaurant (formerly Nightfall Night Club), 30850 Lorain Road. <br />Review of site plan. <br />Proposal to be refeired to board of zoning appeals. <br />Mr. Patel, owner, eaplained that the business will now be known as Alexander's. He will be re-paving <br />the existing parking lot and installing new parking on the east side and paving behind the building. (A <br />plan had been approved some time ago for Nightfall, but was never constructed). Assistant City <br />Engineer McDermott advised that a retention plan had been submitted, but a new plan will have to be <br />designed to meet culTent criteria. Mr. Patel stated that they would do whatever was needed. Chairman <br />Tallon noted that the 20 foot setback had been eluninated on the new parking areas. Mr. Patel <br />responded that this would eliminate about 17 parking spaces. He clarified that this business will be a <br />restaurant and bar with billiard tables and will be open from 10:00 a.m. until 2:30 a.m. daily.
