Mr. Schlauch believed that making the suggested changes would be changing their <br />whole unage. Mr. Yager stated that they would have time to come up with a better solution and <br />the board would rather that they would come up with a nice building system with a sign on it. Mr. <br />Steffan advised that he did not want to look at the neon, and that he appreciated the remarks <br />about the dumpster and noted that there was a drain right by the dumpster which has stand.ing <br />water. The proposal was continued until March 22nd and Mr. Schlauch will talk with the owners <br />before he returns.. The members would aLso like him to cliscuss enclosing the dumpster with them. <br />2) Sunnyside Saturn Dealership, 27000 Lorain Road. <br />Proposal to convert former Toyota show room for use by Saturn with a new building facade and <br />the addition of planters. <br />Heard by Planning Commission February 14, 1995. <br />Mr. Stoyanov, representing the developer, presented the plans for the new proposal and pictures <br />of the existing facility. He explained that due to the popularity of Saturn, Sunnyside has decided <br />to open a second facility in the previous Toyota building and the Toyota Dealership will move <br />next door with the Mazda dealership. These alterations will conform to the design elements for a <br />Saturn building with 3 iuain features: a new white stucco facade with horizontal reveals, 30 inch <br />ou center; two raised steel canopies (gray) to define the entrances and to provide shelter to <br />customers; and a new planter in front of the building with a single car display which will elimiuate <br />all the current parking in front. They will be including a 30 foot screen wall on the east side of the <br />building to limit the visibility of the garage service doors on Lorain Road. Additional landscaping <br />will be done along Lorain Road in front of both the Saturn and the Toyota/Mazda bu.ilding. He <br />explained that the Toyota building will also be renovated, and he did have the plans which he had <br />shown to Planniug Commission, but Toyota has not approved them as yet. The Plauning <br />Commission had indicated that they would consider the Toyota Building renovations as a minor <br />change. He presented a picture of an existing Saturn building and a list of materials (included in <br />file). He clarified that they are eliminating all the bumper to bumper display and installing pads for <br />the display of a few cars in the landscape buffer. He clarified for Mr. Yager, that Sunnyside has <br />purchased both properties just recently so they can now go forward with these renovation. Mr. <br />Yager believed that the board should look at both buildings because the buildings should tie <br />together. After viewing the plans, he stated that the two bu.ildings were not consistent. Mr. <br />Stoyanov responded that both designs were based on the manufacturers design requirements and <br />that the colors would be the same. Mr. Yager stated that the Saturn build.ing with the canopies <br />presented a good image, but he really thought that the planters needed heavier planting and color <br />added, but he realized that many cars would be elimiuated which was better than displaying them <br />right up to the curb. Mr. Stoyanov advised that each pad could hold 2 cars, and basically they <br />duplicated what had been previously approved for the Toyota/Mazda building. Mr. Yager thought <br />that there was only one car on the pads at Saturn. Mr. Stoyanov clarified that tliese displays <br />would not be on a steel lift that is there now, the cars would be on concrete pads at grade. Mr. <br />Yager would like to see more consistency in the two buildings but believed that this should be <br />cliscussed with the Toyota building and believed that Toyota would change their design if <br />necessary. Regardiug the Toyota building, Mr. Yager did not believe that they were limited by <br />3
