. • ?,-;;?, <br />signs. Mr. Kalina wondered if that would be necessary since there are four separate parcels on the <br />property. After the building is remodeled, they will return with two sets of letters, Sunnyside Mazda <br />and Sunnyside Toyota, which will conform to the allowable square footage and also with a 3 by 3 ? <br />foot "Happy Face" logo on the side of the building. Mr. Conway clarified that when they divided the <br />building to have two separate showrooms, they would be allowed two building signs. Mr. Kalina <br />was presenting the master plan at this time, so that the member would know that he was retuiuiug. <br />He repeated that the two pole signs will be changed to ground signs. Mr. Conway believed that there <br />was another pole sign for the used car lot. He also explained that the property line zig/zaged but there <br />would be two ground signs on one parcel which would need a variance, if they keep the square <br />footage of the two wall signs within code they would be permitted, however the logo would require a <br />variance. He clarified that the only variances tonight would be the wall sigu. W. Purper moved to <br />grant the request of Sunnyside Mazda, 26980 Lorain Road, for a variance to have a second wall sign <br />for Toyota on the building. Violation of Ord. 90-125, Section 1163.12(a). The motion was seconded <br />by J. Maloney and unanimously approved. Variance granted. <br />10. George Sarsama, 31410 Lorain Road. <br />Request for variance (1123.12). Request variance to expand a residential use (attached garage) in a <br />Limited Industrial District. Violation of Ord. 90-125, Section 1145.03. Request special permit to <br />expand a non-conforming use in a Limited Industrial District and a special permit to enlarge a non <br />conforming building in a Limited Industrial District. Also request 8 foot side yard variance, 34 foot <br />front setback variance and 10 foot rear yard variance to construct attached garage. Violation of Ord. <br />90-125, Sections 1145.07. Note: A special permit to expand the living area of this dwelling was <br />denied to a former owner on March 3, 1993. . <br />Chairman Gomersall called all interested parties before the board. The oath was administered to Mr. • <br />Sarsama, owner. Building Commissioner Conway advised that the previous request was to expand <br />the living area was denied. Since this request is to add an attached garage, he would have no <br />objection, since the living area is not being expanded. He does want it made clear that this is only for <br />residential use, it is not to be used industrially, since it does not conform to the Iudustrial District <br />setbacks. T. Koberna moved to grant the request of George Sarsama, 31410 Lorain Road for a <br />variance to expand a residential use (attached garage) in a Limited Industrial District. Violation of <br />Ord. 90-125, Section 1145.03. Also to grant a special permit to expand a non-conforming use in a <br />Limited Industrial District and a special permit to enlarge a non-conforming building in a Limited <br />Industrial District. Also to grant an 8 foot side yard variance, 34 foot front setback variance, and a 10 <br />foot rear yard variance to construct an attached garage. Violation of Ord. 90-125, Section 1147.07 <br />with the condition that this property is to be used only for a residential use. The motion was seconded <br />by R. Gomersall, and unauiinously approved. Variance and special permit granted. <br />11. Les Wilson, 4069 Root Road. ' <br />Request for variance (1123.12). Request 11 foot front set back variance to construct attached <br />garage. Violation of Ord. 90-125, Section 1135.06(a). Also request special permit to add to a non <br />conforming dwelling. Special permit required Ord. 90-125, Section 1165.02(b)(1). <br />Chairman Gomersall called all interested parties before the board. The oath was adininistered to Mr. <br />Hvizd and Mr. Hrusobski, contractors. Mr. Gomersall pointed out that the permit was issued, but the • <br />measurement shown was from the street, not the property line. The location of the garage has not <br />been changed. The members had no problem with the request. J. Maloney moved to grant the request <br />of Les Wilson, 4069 Root Road, for an 11 foot front set back variance to construct an attached <br />6
