T7iere is no dumpster location shown, but Mr. Newberry <br />advised that it would probably be in the western portion of the "U" with the other mechanicals. The <br />members studied the photometric plan. Councilma.n McKay objected to having 64% of the rooms below <br />the required 345 square feet for minimum size of room. He did not tlunk it would cost that much more <br />to bring the rooms into couformity, so that North Olmsted could be proud of this building. He, too, <br />would prefer brick or brick veneer up to about 15 feet all along the front and on the side to the first <br />iudention. He reminded the commission of how hard that the city fought with Wal-Mart for this. He <br />would like to keep quality of buildings in that area.in the same category. In response to his questions, <br />Mr. Jobeson advised that there would be night security and an employee living on the property for 24 <br />hours. Chairman Tallon advised that the first motion would be for referral to board of zoning appeals. <br />R. Tallon moved to refer the Homestead Village Hotel proposal, located on the south side of Country <br />Club Blvd., east of the proposed Marriott Courtyard, north of I-480, and west of Columbia Road to the <br />board of zoning appeals for the front setback variance for the canopy, 19 foot variauce on the west side <br />and 18.3 variance on the east side and 20 foot wide which the commission recommends that it be <br />granted; also to recommend to the board that the variance to have cooking facilities be granted(the <br />ordinance is now in council committee); and regarding the that the 3rd variance for the size of the <br />rooms, the commission recommends that it be rejected since the increasing the size of the building is <br />mninimal and it will still fit on the property and can remain in accordance of the code. We would like all <br />blue priuts to accurately reflect the room sizes and the size of the buildings on the location so the board <br />of zoning appeals can look at it accurately since the print the plauning commission had did not do that. <br />The motion was seconded by T. Manning, and unanunously approved. It was decided that tlus <br />proposal could go to the October ;16th architectural review board meeting and they should submit the <br />proper prints. Mr. Newberry stated that if he did not get them done in time he will submit them ahead of <br />time, but if he cannot they will bring them to the meeting. Mr. Jobeson withdrew the information <br />pertauvng to their proposed building sites, etc. since it had to be kept confidential. <br />4) Chesapeake Bagels, 24950 Lorain Road <br />Proposal to renovate former restaurant for bagel shop, including outdoor patio. <br />Referral to board of zoning appeals is required. <br />Mr. Doty, architect, presented a rendering of the proposed Chesapeake Bagel restaurant and the <br />signage. This buiiding was the former Friendly's Restaurant and they need variances for the awning and <br />an outdoor patio which will extend out 8 feet. There will be 44 seats inside and 16 seats on the patio. <br />Assistant Building Commissioner Rymarczyk advised that a v'ariance will be needed for operating a <br />business in the front setback. Mr. Doty advised that they had parking to accommodate 97 seats, and <br />they only will have 60 seats. He clarified that there .is allgrass in front of the building now, and it will be <br />landscaped in front of the patio which will be fenced in with a wrought iron fence.
