Cheese, 26104 Cneat Northern Shopping Center. <br />Revised proposal to install awilings on existing building. <br />Heard by planning commission October 8, 1996. <br />Heard by arclutectural review board November 20, 1996. <br />1VIr. Wagner, sign contractor, presented the proposal and asked that it- be approved as recommended <br />by the architectural review board. He was not at that meeting, but he understood that one of the <br />recommendations was to eluninate the awuiiigs from the side elevation that was shared with Tony <br />Roma's so the awnings would only be on the front, or entrance, elevation. Mrs. O'Rourke read the <br />others conditions: that the paint should be coordiuated with Tony Roma's, and that the goose ueck <br />lighting be used. Chuck E. Cheese has agreed to paint the building, but he does not know what color <br />they intend to paint it. Mr. Corsi, representing the owner of the building, stated that he believed that <br />they had agreed to match the color of the Tony Roma's area and they would have the color samples or <br />chips on file. The inembers noted that the arclutectural review board has recommended that instead of <br />using a gloss finish, they go with the stucco. Mr. Corsi noted that there are two beige colors on Touy <br />Roma's but they would use the color that was ou the larger mass of the building. Mr. Tallon advised <br />that he wanted both sections of the building painted identically. The meinbers studied the plans. The <br />motion stated that the canopies be removed from the vast majority of the right (south) elevation, and <br />Mr. Koeth asked if all of the canopies on the south would be eliminated. Mr. Wagner brought in a <br />sample of the awning aud advised that they would only install them on the elevation facing Finast. Mr. <br />Brennan believed that lighting it over the top was the same as illumiuating it thus making it a sign. <br />Building Commissioner Conway advised that his determination was, with the overhead lighting it <br />would be considered an arclutectural feature; but back lit awnings would be considered a sign. Fictures <br />were presented of other avvniug with goose neck lighting. The members studied the pictures of similar <br />awnings. 1VIrs. O'Rourke believed that the single lights on this proposal were more attractive than the <br />lights over tlie Boston Market awning wluch were on a strip. The members had no further questions. <br />R. Tallon moved to approve the revised proposal to install awning ou an existing building for Chuck <br />E. Cheese, 26104 Great Northern Shopping Center with all the recommendations of the architectural <br />review board included and also with the stipulations that: there will be no awuings on tlie south side <br />facing the plaza; the wattage of the lights will be the same or less than Tony Roma's; the goose neck <br />lights will be individual as shown; there will be no back lighting of the awnings; there will be a matte <br />finish placed on the awuings to cut down on the reflection. The motion was seconded by A. Manning, <br />and unanimously approved. <br />N. NEW DEVELOPIVIENTS AND SUBDIVISIONS: <br />1) Cneat Northem Properties Rezoning Request. <br />Tlus proposal is to re-zone approximately 25 acres of land located along the north side of Brookpark <br />Road between Columbia road aud Great Northern Boulevard, from the existing zoning of Office <br />Building District, to General Retail Business District. <br />PROPOSAI. HAS BEEN WITHDRAWN BY THE DEVELOPEIt gJ1o1TIL JANUARY 28,1997 <br />OR FEBRUARY 11, 1997. <br />2) Great Northem Properties Company Lot Split. <br />The proposal is to split Permanent Parcel number 236-17-004 into two (2) parcels, of which the <br />westerly lot is the site of the proposed Homestead Village Hotel. Location is the south side of Country <br />Club Boulevard between Columbia Road and the "now under construction" Marriott Courtyard HoteL <br />Zoning is MiYed Use District entirely. _ <br />2
