? <br />green, metal standing seam roof over the first floor with hunter green railings on the balconies; the <br />window frames and some grill work will be dark brown metal. He explained that the signs: one entrance <br />sign, one directional sign, a building sign above the port cochere, and a building sign in the back. <br />Another sign in back, facing I-480 was deferred by the board of zoning appeals for future consideration. <br />He presented the landscape plan and explained the mound in front would continue what is on the <br />property now and they would also install a 25 foot side landscape buffer which would duplicate the <br />others on the property. They have added a sidewalk to the property line of the Lone Star Steak house as <br />requested by planning commission and they are negotiating an easement with Lone Star for the <br />connecting drive. The dumpster is located behind an 8 foot high screen wall; there will be no roof top <br />units; the condensers will also be screened with an 8 foot high screen wall; aud the individual rooms will <br />have the P-Tak units below the windows. The sight lighting will be the same as what is on the other <br />portions of the property. Mr. Zergott stated that this is one of the best landscape designs he has <br />reviewed and would like to use it as an example of what the board wants. He was concerned that some <br />of the plant material might grow too large, but Mr. Moluse believed that there was an advantage to <br />using it, even if it had to be changed later on. They have a full time staffwho will maintain this property <br />along with their other properties. Mr. Zergott asked that they change the Mahonia to something else <br />because it frequently gets brown during the summer and suggested holly, possibly China Girl; and <br />because they had problems with Coral Beauty Contoneaster, he suggested Apiculata. Mr. Liggett asked <br />if they could carry the hunter green treatment around the building onto the side. Mr. Moluse respouded <br />that the, construction plans would probably show somewhat more of it. Since the through-the-wall units <br />are shown as dark brown, Mr. Yager would prefer that they be beige to match the wall color so they did <br />not stand out on the facade. Mr. Moluse stated that he has seen these in the field and the units do not <br />stand out like dots on the building; and pointed out that the Radisson has these units in the exact same <br />place in a contrasting color. Mr. Yager wondered if they had considered doing the coping in a hunter <br />green as a break between the cocoa brown and the beige. Mr. Moluse believed that this would look like <br />a line going around the top of the building and thought it would be too strong. Mr. Yager stated that it <br />is a nice building, but he reiterated that having the through the wall u.nits in beige would be nicer and he <br />would like them to consider using the hunter green frames on the windows above the port cochere as a <br />accent, not on all the windows. Mr. Moluse advised that he would resist adding a green band at the top <br />of the building. He further explained that the columns and the entrances were E.F.I. S. were reinforced <br />by mesh for strength. The ceiling lights on the port cochere will be d.irected down, there will be some <br />accent lights in the landscaping, and courtyard, and the site lighting will match what is used on the other <br />developments on the property. Plaiwing commission had asked for a hedge along I-480 to shield <br />headlights, and they have now added a 36 inch, sea green evergreen hedge along the back with a slight <br />mound on the west side and some shade trees with the hedge. Mr. Yager had driven on the street <br />beyond I-480 and doubted that headlights would be very visible, but he did understand the concern with <br />the sign. Mr. 1Vloluse believed that that planuing commission was concerned with headlights being <br />visible from the ramp to,Crreat Northern Boulevard. He added that they intend to discuss highway signs <br />with O.D.O.T. Mr. Yager had no problem with the signs. Mr. Liggett would like some of the green <br />treatment carried around to the side entrances. Mr. Moluse stated that this is the service area coming <br />out of the kitchen, and the area screen walls are concealing the condensing units, it is not a guest <br />entrance, but there will be some protection over those entrances. Mr. Liggett withdrew his suggestions. <br />T. Gallagher moved to approve the Marriott Courtyard Hotel, permanent parcel 236-17-004, building <br />located on Country Club Boulevard, east.of Lone Star Steak.House. The proposal to construct hotel in <br />Mixed Use District with the following suggestions: change the Mahonia to Holly, to change the through <br />the wall units to beige to match the E.F.I. S. instead of dark brown. The motion was seconded by B. <br />Zergott, and unanimously approved. <br />3
