, <br />2) St. Clarence Catholic Church, 30106 Lorain Road. <br />Proposal to construct class room addition on existing hall and to construct a new free standing <br />bookstore. One driveway will be relocated. <br />Referred by plauuing commission April 30, 1996. <br />Mr. Malik, architect, presented plans and a photo board of the existing site and the surrounding <br />properties. The classroom addition will be to the existing hall and will connect to the rectory. Since <br />the property is at different levels, they will use one foot grade changes to get to the upper levels. The <br />grade at the bookstore slopes down, so there will be two stories at the rear and the front entrance will <br />be hanclicapped accessible with a coffee shop in the rear and meeting rooms on the lower level. The <br />members are concerned about the amount of parking in the front since it is not in keeping with the <br />extensive green area on the rest of the property. Mr. Malik believed that they needed all the spaces, <br />especially the handicapped spaces. It was suggested that the building could be moved baek, but Mr. <br />Malik was concerned about that because of the amount of fill that would be needed if the building were <br />placed at a lower grade. Plauuiug commission had asked for a landscaped mound in the 20 foot front <br />buffer wluch is shown ou the plans. There is no working landscape plan, but the landscaping will be <br />consistent with what is on the property. The members had no problem with the existing landscaping, but <br />would like a plan sent in later for Mr. Zergott's review.. Mr. Malik explained the materials would match <br />the existing church: Timberline Burnt Sienna shingles on the roof; Belden Beaver Brick, Olympic Stain <br />711, dark bronze window frames and Dryvit 1117 on some of the higher areas. Mr. Yager did not <br />believe the utility size brick on the bookstore would be appropriate since the scale of the building was <br />so much smaller than the other building. Since the brick is blended colors, Mr. Malik thought that this <br />would not give an appearance of being too large and he preferred to be consistent with the church and <br />other buildings. There is very little window area in the bookstore portion of the building since they need <br />the wall space, but the rear coffee shop and the lower meeting rooms will have a large expanse of glass <br />over looking a terraced area. It was determined that the church owned the house to the east, so moving <br />the drive next to it would not necessarily be a problem. Mr. Yager would like both proposals, bookstore <br />and classrooms, to be more in keeping with the European-like character of the church. He thought that <br />the court yards of the addition were not in keeping with those of the church, and wondered if they had <br />given any thought to introducing that type of look. He did not think just matching the materials was <br />sufficient. He would like to see a more intriguing design on the bookstore, such as moving it back or <br />angling it, something to make it more connected to the church. Mr. Malik believed that since the <br />addition was connected to a rectangular building, it was not necessary to duplicate the angles of the <br />church. He also believed that the sanctuary should stand out from the other buildings. Mr. Gallagher <br />stated that since the bookstore was a retail use and open to the public, the building was cousistent with <br />the use and needed exposure from Lorain Road. After some discussion, Mr. Yager decided that his <br />comments should be taken as merely suggestions, since it appears this project is a finished design. <br />Because this project is being done by the same architect who did the church, and the church is one of <br />the best buildings in North Olmsted, he had faith that this should work out satisfactorily. Mr. Gallagher <br />advised that he liked the building, but would still like it moved back. He pointed out that ther.e was only <br />a 2 foot drop in the length of building, and if it were moved back slightly there would only be a 3 foot <br />drop. He was not sure what the height of the mound should be in the front since the building should be <br />seen from Lorain Road, so there would be more green area along Lorain Road. (Mr. Gallagher clarified <br />that the building should be moved back about to where the arrow on the plans shows the existing 6 foot <br />fence.) Mr. Malik noted that, if the ramp had to be steeper, a handrail would be required and was <br />concerned that too much fill would be needed.
