? h
in the sigu instead of being a separate eutity. 1VIr. Yager suggested they speak with the tenants to try
and coine up with a uniform style. Mr. McKee explaiued the building owuer normally does not get
involved with sigus and it is generally up to the tenants themselves to get them approved. Building
Cominissioner Conway ackuowledged tlus has been a problem for years aud the city is attempting to
get the building owners inore involved. He explained tlus new grandfather clause may force the
building owner to get involved, as every non-conformiug sigu will have to be reviewed. Mr. McKee
agreed to speak with the tenauts, and would like to use the raceway forinat ou all the signs, like
Norwest. He asked if they can approve it on that condition. Mr. Zergott stated that he would like to
leave tlus up to the building commissioner as he felt the signage was not as much of a problem as the
different styles. Mr. Yager would like them to stay witlun the siguage dimensions, use raceways, and
similar colors.
B. Zergott made a motion that they do not accept the siguage package as presented. This board
would like a uuiform style signage, wluch does uot have to come back as long as it is acceptable to
Mr. Conway. The motion was seconded by M. Yager and unauiinously approved.
2) Red Wing Shoes, (Oluo Awning Mfg. Co). Proposal to install awning with signage (existing sign is
to be replaced) . Note: Awniug is NOT Illwninated.
No representative present, proposal deferred uutil later in the meeting.
N. OLD BUSINESS:
No items.
V. NEW BUSINESS:
1) Harsax Management Co, property located on the south side of Lorain Road, east of North
Olmsted Industi7al Parkway, perinanent parcel number 234-09-003.
Proposal to constiuct two office warehouse buildings in two phases.
Mr. Howe, arclutect, explaiued that there will be two buildings, built in phases, the first building will
front ou Lorain road, and the second will front on the Industrial Parkway. The two buildings will
back up to each other, with the truck eutrance in between them. There will be parking in the front of
both buildings for the office personuel. He explained that the big trees will be retained wherever
possible, and agreed to fill in the bare spots with various plantings, as shown on the plan. Basically
this building will be all brick and glass along the front with a series of brick piers and with 13 foot
lugh glass in between. The building is approximately 20 feet high. He presented samples of the
Interstate Brick iu the h-onstone and Sunset patterns and explained that brick on the piers and on the
band on top will be darker aud the brick uuder the glass, on the ends, and in the rear where the
entries are inset will be lighter. The Plexiglas will be smoked and there are dock doors and drive-in
doors along the side. W. Yager noted that the rendering and elevatious do not coordinate. Mr.
Howe clarified that the elevations are inore accurate and that the dark brick band ou top will exteud
slightly lower than what is shown on the rendering. He further advised that the glass canopy is not
shown on the elevations. There will be an entrance on the comer of the building. Mr. Yager asked if
the glass could be moved back one bay so that it can cany tluoug}i the front facade slightly around
