In response to Building Commissioner Conway's <br />questions, he clarified that the building would be 29 feet from the east property line and 20 feet froin <br />the west property line. He agreed to move the building over one foot to allow 30 feet as required by <br />code. The lightiug plan was not complete and Mrs. I{rieger suggested that they use metal halide <br />bulbs. Mr. Howe presented a more elaborate landscape plan, and explained that they iutend to thiu <br />out the trees and maiutain some of the existing ones. Mr. Liggett stated that they will not be able to <br />save mauy of the trees and suggested that they clear out some of them and replant. Mi•. Zergott <br />wanted an alternative plan for the tress since many of thein must be removed during constiuction. <br />Mr. Yager agreed that just by looking at the plan it was obvious that some of the planting will die. <br />The members agreed that there are not many desirable plautings and believed that a better alteruative <br />would be to remove them and plant over. Mr. Yager clarified that this is zoned industrial, aud asked <br />if they have attempted to purchase the residence next door. Ndr. Howe responded that they attempted <br />to purchase the house, but the Realtor wanted $140,000, however, the county appraised it at <br />$75,000 so they have ruu into a brick wall. N1r. Yager further explained that the Iudustrial Parkway <br />was developed to limit or possibly eliminate access from Lorain Road and this proposal defeats that <br />purpose. He is not in favor of the parking ui the fiont, however, with proper plantiugs it would be <br />acceptable. He suggested turning the glass along the north east corner and using the brick pattem, <br />without creating dimension, to simulate columns ou the side so that the same theme wraps arouud <br />the side in order to enhance the two facades. He would also like the parapet to be built lugh enough <br />so that the mechauical uuits are not visible from Lorain Road. He liked the aesthetics of the builduig. <br />Mr. Howe stated that since the building is 350 feet long they have tried to improve the appearauce by <br />enhancing the features. He further stated that the dumpsters would be enclosed with the same <br />material as the building. It was suggested that they present the specifications on the lighting so that <br />Mi•s. Krieger can review them and 'also present a revised landscape plan for Mr. Zergott's review. <br />Mi-. Zergott clarified that the board will uot accept the landscape desigu and'it must be redesigued <br />and suggested that they also plaut some evergreens aloug the front to fill in the area. He believed that <br />the existing trees would look more pleasing if they were iu a professioually landscaped area. Mr. <br />Liggett suggested mounding aud the inembers agreed the landscapuig needed to Ue enhanced. <br />M. Yager moved to approve Harsax Mauageinent Company, property located on the south side of <br />Lorain Road, east of North Olmsted Iudustrial Farkway, permanent parcel number 234-09-003, the <br />proposal to, coustruct two office warehouse buildings iu two phases under the followiug conditions: <br />1) Wrap the glass one or two bays arou.ud the northeast corner as defiued by the rendering; <br />2) Create a inore lively western facade by using bricks to aclueve the coloring; <br />3) Submit a lightiug plan for Mrs. Krieger's review: <br />4) Tlie landscape plau as presented is rejected and a new one needs to be submitted for approval; <br />5) A coordinated signage package inust be submitted so the board cau review the entu-e package <br />together. <br />The inotion was seconded by B. Zergott, and uuanimously approved. <br />During the frainiug of the inotion it was clarified that Mr. Zergott would review the plan <br />independently and if the laudscape plan and lig}sting specificatious are acceptable tlus would not <br />have to retui-n to tlus board. Mr. Zergott would like the forester to evaluate the trees. Mr. Yager <br />suggested that the developers submit a list of materials along with the other ivformation. Mr.
