Mr. Hatfield stated that he had visited several soccer <br />facilities and both he and Mr. Dolansky, Commissiouer of Parks and Recreation, were 'vnpressed <br />with this operation since it was one of the best managed and the most family oriented. He stated that <br />they had over 900 children playing soccer and believed this would be an advantage. Mr. Wiborg <br />stated that they have had a problem finding places for their in-house program to play and tlus would <br />provide them a place. The members agreed it was an asset to the community. Mr. Maloney liked the <br />idea that the building could be used for an industrial use if something happened to this operation. <br />Law Duector Gareau stated that this would seem to be a compatible use, and he suggested that <br />council might look into including recreational facilities as a permitted use within the Iudustrial <br />District. Building Commissioner Conway would like the variance to stipulate that the front parking <br />be removed if tlus use is ever changed back to industrial since the other buildings on Lorain road are <br />required to have 100 foot of landscaping. After some discussion, it was decided that if the use <br />changes, a new owner would have to reapply for a variance. R. Gomersall moved to grant to the <br />Soccer Zone, 31515 Lorain Itoad, their request for a use variance to permit au indoor soccer field in <br />a Limited Iudustrial District. Violation of Ord. 90-125, Section 1145.03, and a variance to have <br />parking in the front 100 foot setback with the stipulation that, if the recreational use ceases, the <br />variance for the parking in the front setback would require concurrence of this board to keep the <br />parking. Violation of Ord. 90-125, Section 1145.07 Tlie motion was seconded by J. Maloney, and <br />unanimously approved. Variances granted. <br />8. Mark H. Stanley, 23183 Summerland Avenue. <br />Request for variance (1123.12). Request 8 foot variance to construct roof over existing porch. <br />Violation of Ord. 90-125, Section 1135.06(a). Also request special permit to add to non- <br />conforming dwelling (frout setback). Special permit required Ord. 90-125, Section 1165.02(b)(1). <br />Chairman Gomersall called all interested parties before the board. The oath was adlnuustered to Mr. <br />Stanley. The members had no comments. W. Purper moved to grant the request of Mark H. Stanley, <br />23183 Suuuuerland Avenue, for a 8 foot variance to construct roof over existing porch. Violation of <br />Ord. 90-125, Section 1135.06(a). Also to grant special permit to add to non-conforming dwelling <br />(front setback). Special permit required Ord. 90-125, Section 1165.02(b)(1). Request 4 foot side yard variance to install air conditiouing unit at <br />side of house (5 foot setback between house and property line) to allow construction of a deck. <br />Violation of Ord. 90-125, Section 1135.07.
