I r • <br />by 60. 1VIr. Gomersall explained that the garage currently is well over the limit of 700 square feet, and did not <br />believe this board would allow a larger variance. Mr. Moran agreed to keep the current dimeusions of the <br />garage. <br />M. Boyle moved to grant the request of Richard Moran, 4650 Dover Center Road, for a variance to move a <br />non-couforming building (garage is over 750 square feet). Violation of Ord. 90-125, Sectiou 1165.02(c). <br />Note: variances for tlus detached garage were granted on 5/2/84 and 5/1/85 and a variance for an attached <br />garage was granted on 9/6/89. 'dhe motiou was seconded by J. Maloney and unanimously approved. <br />Variance granted. <br />6. Brendan Place, 23823 Lorain Road. <br />Request for variance (1123.12). Request 4.5 foot front setback variance to construct addition to existing <br />building. Violation of Ord. 90-125, Section 1139.07. Also, request special permit to add to non-conforming <br />dwelling (front setback and coruer lot setback). Special permit required Ord. 90-125, Section 1165.02. <br />Chau7nan Gomersall called all iiiterested parties before the board. The oath was administered to Mr. <br />Mongello aud Mrs. Kemp-Kopco, arclutect. M-is. Kemp-Kopko explained the second floor addition <br />overhangs the sidewalk wluch is the reason for the variance. She noted they would like to build the new <br />addition on the same overhang so that, aesthetically, the building remains the same. It was clarified there will <br />be a driveway along the side. The members discussed the proposal amoug themselves. I <br />J. Maloney made amotion to grant the request of Brendau Place, 23823 Lorain Rd., for a 4.5 foot fiont <br />setback vaiiance to construct additiou to existing building. Violation of Ord. 90-125, Section 1139.07. Also, <br />to grant a special perinit to add to a non-conforming dwelliug (front setback and corner lot setback). Special <br />permit required Ord. 90-125, Section 1165.02. The motiou was seconded by T. Kobema and unaniiuously <br />approved. Variance aud special permit granted. - <br />` <br />7. B. & G. Properties, 25393 Lorain Road. <br />Request for variance (1123.12). Request variance to have 4 parking spaces less than required. Violation of <br />Ord. 90-125, Section 1161.05. <br />Chau-man Goinersall called all interested parties before the board. The oath was administered to Mr. Mckee <br />and 1VIi. Glazier. Mr. Mckee explained the reason for tlus request is his tenant needs extra space. Chairman <br />Goinersall stated he was agaiust cutting the parking. In response to Mr. Mckee's question, Assistant Building <br />Comn-?issioner Rymarczyk explained based on change of occupancy the code requires 38 parking spaces and <br />they will only have 34 spaces wltich is the reason for the request. W. Mckee stated that the tenant cun-eutly <br />is iu the reai• ofthe ceuter and has a little office there, but would like to increase the storage area and office <br />space, however the retail area will remaiu wichanged. It was clarified that this is not an outside company <br />einploying office employees but rather a tenant utilizing personal office space. Iu response Ms. Boyle's <br />question, it was noted that they are not going to have any new employees. The members do not have a <br />problem as long as tlus new area is not for retail use. Mr. Maloney is concemed that people will coine iuto <br />the parkuig lot and Ue unable to find a parking spot. <br />R. Gomersall moved to grant the proposal of B. & G. Properties, 25393 Lorain Road, for a vaiiance to have <br />4 parking spaces less than requued. Violatiou of Ord. 90-125, Section 1161.05 with the condition that the <br />vaiiance will be for use in a uou-retail outlet inanuer only. The motion was seconded by M. Boyle aud <br />unaniinously approved. Variauce granted. <br />3
