After some discussion, it was decided that there should be a connector <br />sidewalk from this parking lot to the property line adjacent to the restaurant next door so hopefully, if <br />the restaurant ever comes back to the commission, it could be continued. Mr. Kaczmar stated that they <br />would paint it as if it were a cross wallc aud also they could do that in other areas to define where <br />people could wallc. Mr. Brennau is still concerned about guests parking so far out. Mr. Kaczmar <br />advised that they would need 79 shared parking spaces with the Corporate Center including the 48 <br />spaces granted previously. Mr. Scott again mentioned that they did have an easeinent for parking, but <br />there were no restrictions as to how many. Mr. Kaczmar noted that the office parking would not be use <br />in the evening when the banquet rooms would be in use. Assistant Building Commissioner Rymarczyk <br />advised that lus calculations showed that they would need 115 shared spaces, not the 31 that they <br />meutioned. He figured that the hotel needed 411 parkuig space, the existing 194 aud the addition <br />needed 217. He clarified that they needed 163 total shared parking spaces aud they had 48 at tlus t'vne. <br />He wondered ifthe corporate center could afford to give up that much. Mr. Scott repeated that both the <br />hotel and the Corporate Center had free use of the parking area. Mr. Rymarczyk uoted that there were <br />125 reserved parking spaces ou the site now. Mr. Rymarczyk reviewed the parking requirements for <br />Mr. Kaczmar: originally they needed 194 car parking, with the new addition they will need 217 spaces, <br />and they would need 115 shared parkiug. He believed that they should present the cross easement <br />agreement. Mr. Rymarczyk believed that their calculations had subtracted the 48 spaces twice. Mr. <br />Scott again stated that the agreement did not include a specific uumber of spaces. Assistant Law <br />Director Dubelko had looked at the declaratiou of cross easements aud advised that, assuming that <br />everything is conect, it provides that all parties have equal right to park on it which establishes the right <br />of both parties to park on it. A separate issue is whether or not, uuder the city code, the entire area has <br />sufficient parking. Mr. Rymarczyk advised that the entire development required 1,122 car parking and <br />they are falling 158 short. He clarified for the developers that he believed that the codes are the same <br />today as they were when this was built, but lus figures were based on the original plan submitted, and <br />there are a few more on tlus plan. The Building Department will review the document and the new plan <br />to determine if there is sufficient parking for both buildings. Mr. Snavely, owner of the hotel, stated that <br />currently there is sufficient parking capacity between the Corporate Center and the hotel and <br />considering the nature of the two businesses, the office building would require more spaces during the <br />day and the hotel would need more at night. Ms. Cameron Alston stated that the banquet facility could <br />be used to its full capacity ciuring the day for training, etc. The developers agreed that it was possible. <br />Mr. Mauuing wondered how many guests used the shuttle from the airport. Mr. Snavely estimated that <br />30 or 40%. Mr. Tallon asked Mr. Rymarczyk to check on the existing parking plan to cletermine if any <br />landbanked spaces are available, since spaces could have been landbanked and to get a total percentage <br />of what the parking requirements are for this site based on the latest submission. Mr. Scott stated that <br />there was an original plan in the brochure and explained that some of the spaces on the previous <br />recreational land will be on Corporate Center property. It was agreed that they needed 402 spaces for <br />the hotel. Mr. Rymarczyk stated that the Corporate Center, based on current leasable area, needed 711 <br />spaces. So a total of 1113 parking spaces would be needed for the total site, and they are proposing <br />988. Mr. Kaczmar stated that there was a large expanse of green area where there might be some <br />landbanked spaces. They will research that as well. Mr. Scott stated that they could research how much <br />space was leased in the Corporate Center, and Mr. Rymarczyk stated that they were almost at capacity. <br />Chaiiman Tallon advised that they were 93% occupied, but he agreed that there were empty parking <br />spaces on the site. The members had no further questions. Mr. Rymarczyk advised that they would need <br />referral to the board of zouing appeals for the truck loading zones since they are required to have three <br />12 by 50 spaces for loading and unloading. Mrr. Scott stated that they did have the zones but they had <br />not marked them on the plan. Mr. Rymarczyk stated that in that area they would lose 4 parking spaces. <br />Mr. Scott stated that they intended to use these spaces for employee parking. Mr. Brennan would like <br />4
