R. Tallon moved to accept the proposal of Paletta's Auto 'g'rim, 30514 Lorain Road, to construct an <br />addition to buildiug with the stipulation that all the recommendations of architectural review board and <br />planniug commission be included as shown on the revised drawings on January 27, 1997 and received <br />on January 28th. The motion was secouded by T. Brennan. Roll call on motion: Tallon, Brennan, <br />Herbster, Koeth, Mauning and O'Rourke, yes. Ms. Cameron Alston abstaiued. <br />N. NEW DEVELOPMENTS AND SUBDNISIONS: <br />1) Fratemal Iusuxance Company Consolidatiou Plat. <br />The proposal is to combine permanent parcel nos. 233-20-48, 49, 50, aud 51 into one (1) parcel, wluch <br />is the site of the approved Fraterual Iusurance Company Project. Locatiou is the northwest comer of <br />Lorain and Elmhurst Roads. Zouiug is retail Business, General entirely; the proposal coufoilns to <br />zoning code requirements for frontage (but not for area). <br />The members had uo problem with the proposal since it is merely consolidating the 41ots on the <br />property and this conformed to the proposal that was approved previously. <br />R. Tallon moved to approve the Fraternal Insurance Company. Consolidation Plat, The proposal is to <br />combine permanent parcel nos. 233-20-48, 49, 50, and 51 into one (1) parcel, which is the site of the <br />approved Fraternal Insurance Compauy Project. Location is the northwest corner of Lorain and <br />Elm3iurst Roads. Zoning is retail Business, Geueral entirely; the proposal conforms to zoning code <br />requirements for frontage (but not for area). The motion was seconded by K O'Rourke, and <br />unanimously approved. <br />V. COMMLTNICATIONS: <br />No items. <br />VI. COADMTTEE REPORTS: <br />No items. <br />VII. NIINOR CHANGES: <br />Baker's Square has lowered the wattage of the lights 400 watts, the members had no problem with the <br />wattage. Mr. Tallon studied the plan and advised that none of the lights should be higher than the top of <br />the building and all fixtures should be parallel to the ground. He marked all the changes on the plan and <br />advised Assistant Building Commissioner Rymapczyk that if they agree to it they would not have to <br />come to the board. <br />The Ohio Savings Bank on Great Northern Boulevard will be relocating to the Kirby Vacuum building <br />further to the south. Chairmau Tallon noted that since they are covering the brick with Dryvit, he would <br />prefer not to approve this until the architectural review board has a chance to look at it. <br />Kove Point buildiug, in the Industrial Park, was previously approved and he is now requesting to add a <br />gable roof and change the colors. Mr. Tallon believed that the gable roof improved the appearance. <br />A change has been made to the drive in the Golf View homes from a cul-du-sac to a hammer head. <br />Since this will reduce the buffer to the residential property, Building Commissioner Conway had <br />requested that the developer discuss the changes to the landscape buffer with the neighbors to see if ii <br />can be mutually agreed on and then go on to architectural review board for approval of the landscaping. <br />6
