Brennan, and unanimously approved. 11us proposal will come back to <br />the March l lth meeting if all this information has been submitted in time. <br />3) Radisson Hotel, 25070 Country Club Blvd. <br />Proposal to construct addition to existing hotel. <br />Amendment to Corporate Center preliminary land use plan approved by planuing commission <br />December 10, 1996 and approved by Council December 17, 1996. <br />Heard by board of zouiug appeals February 13, 1997. <br />Heard by arclutectural review board February 19, 1997. <br />Mr. I{aczmar, architect, and Mr. Snavely, owner, explained the revised plans which reflect the changes <br />recommended by both planuing commission and the architectural review board. He explained the <br />revisions: a walkway connection has been added from their property to the Red Robin Restaurant; <br />additional trees and landscaping has been included in the uew parking lot expansion north of the <br />addition; the tiuck service dock has beeu revised and mounding with plant material has been added to <br />screen the service area; egress doors have been added to the augled wall within the service area of the <br />banquet facility; landscaping has been added to define pedestrian movement; landscape islands will <br />include landscape material and the laudscape plan has been revised as suggested by the arclutectural <br />review board. The plans have also beeu revised to reflect the requirements of the Assistant Fire Cluef: <br />the driving aisle that is on three sides of the new addition has been increased from 22 feet to 26 feet for <br />fire truck access; the aisle behind the banquet facility will be a fire lane and will be posted `4no parking"; <br />he was concerned that trucks might haug over into the area of circulation from the angular redesigned <br />service area, so that has been revised to eliminate that; they have assured lwn that fire hydrants would <br />be relocated so that they will be accessible to the Fire Department. Assistant Building Commissioner <br />Rymarczyk advised that they have re-calculated the parkiug, and have substantiated that there is ample <br />parkiug for both facilities. The arclutectural review board had made no recommendations regardiug the <br />building except adding the egress door, all other issues were site related. He presented a drawing <br />highlighting the changes that were just made. He clarified for Mrs. O'Rourke that the 18.5 foot drive <br />was adequate for the Fire Department since the turniug radius was ample, if parking was not allowed. <br />There is a sidewalk plauned at the new door. The members studied the plans. Mr. ICaczmar clarified that <br />the Fue Department had approved these plaus yesterday and he further clarified that the first Fire <br />Departineut report refen-ed to the original plans. The members studied the city traffic engineer's report. <br />It was deteimiined that the extension to the Wal-Mart Drive should be shifted east (at an angle) to the <br />Wal-Mart Drive and that one of the traffic islands should be relocated to the west side. N1r. Deiclnmann <br />clarified that tlus was written before they had shown all the islauds and none were shown ou the west <br />side, so tlus comment is no longer relevant. The traffic engineer had noted that the way it is shovn <br />should not create auy problems. Mr. Tallon noted that tlus would create jogs, iustead of having the <br />drives straiglit tlu-ough. The Fire Department mentioned making the cauopy higher, and Mr. Kaczmar <br />stated that they are not changing the frout and the canopy has beeu existing for years. He did not believe <br />that a fue truck could make the tw-ns to get under the canopy. Mr. Kaczmar stated that the Fire <br />Department had not mentioned this at yesterday's meeting, and it would be a major job to rebuild it. <br />5
