...- ., , ..? <br />Best Buy, Kids R Us, Home Place, Petsmart, M.C. Sporting Goods and some uukuown tenant(s). Mr. <br />Hersclunau, arclutect explained the details of the plan. Some of the larger stores as well as the stores on <br />the corners will have increased lighting and landscaping as noted on the plans. The smaller tenants will be <br />re-faced in a compatible mamier which will include awniugs in a variety of darker colors such as hunter <br />green, navy blue, deep burguudy etc. The large tenants, south of Keith Jewelers, are uuknown at tlus <br />time. Mr. Herschman advised this area could be one big box tenant or two large tenants. He requested <br />the opporiuuity to come back before plauving commission when the tenant is confirmed for this area. A <br />vertical element will be created for the inovie theater which Mr. Herschinan noted would be similar to the <br />element at the far east corner of the shopping center. To change the texture of the wall, the same <br />materials are run in horizontal bands. There will be approximately 6000 feet of new construction on the <br />north end of the west building. As this wall turns the corner, Mr. Herschman explained, there will be a <br />break up of different materials as well as a landscape bed to buffer the residential area (tlus was not shown <br />on the plans). The south plaza will also be re-faced in a similar manner. At the north end of the south <br />plaza, near Jenny Craig, will be auother vertical element. The sign band for the south plaza will be <br />resurfaced with a stone like material. The arcade to Marshalls will be recreated in order to reflect the <br />daylight and enliance the lighting, and a portion of the facade that is closed will be replaced with glass. <br />The sidewalk will be pulled in along the building near Couutry Boulevard in an effort to create a zone of <br />landscaping aloug the road. Mr. Barrow concluded the intent of tlus proposal was to prove that <br />Developer's Diversified is committed to revitalizing tlus shopping ceuter. Mr. Brennan asked for more <br />details on buffering the residential areas from tlus coinmercial establishment. Mr. Barrow advised he is <br />concerned about the mix of residential and commercial traffic behind the shopping center as well as <br />security lighting. He stated the best way to take care of tlus problem is to work with the condoininium <br />residents and the city. Mr. Barrow elaborated there are some issues such as the Illuminating Company's <br />equipment in the back that could be addressed. He noted that buffering will be needed and that will come <br />at a later date as he would like to solicit input from the residents. Mrs. O'Rourke questioned the time ]ine <br />for tlus proposal. Mr. Barrow advised he would like to begin these renovatious as soon as possible with <br />the intent of opening up new tenants by this time next year. Mr. Herbster questioned if the "big box" was <br />witlun a quarter of a mile from the interstate and wondered if it would affect other areas if it were <br />approved. Building Commissioner Conway advised board of zoning appeals will make the determination <br />on the "big box" store and whatever determination they make relative to this site does not affect other <br />areas. Mr. Herbster noted his plan was different from the one being displayed and questioned which is <br />correct. Mr. Banow advised the newer one is correct. Mr. Herbster asked what materials will be used <br />for the garage in the rear, and was advised masonry will be used which will match the rest of the building. <br />Mr. Tallon wondered why the garages are needed. Mr. Barrow explained that maintenance equipment <br />will be stored in the garage. It was noted the space marked 67 on the site plan will be retail stores. In <br />response to Mr. Herbster's question, W. Barrow explained the shaded areas are the ones to be <br />demolished and rebuilt. Mr. Herbster wondered if this remodeling will increase the size of the shopping <br />center. Mr. Barrow confirmed the center would be 40,000 square feet larger. Mr. Herbster questioned <br />how a truck would get behind the build.ing as currently there is a divider. Mr. Barrow explained this is an <br />issue that will need to be discussed with the condominium owners. Mr. Tallon agreed this proposal <br />should be discussed with the condominium association, but advised this commission would like these <br />problems addressed before the project receives approvaL He noted if the commission approves this <br />proposal before the problems are addressed in the back of the building, then the problems may never be <br />addressed. 1VIr. Barrow explained currently there are sparse hedges behind the building, which he agreed <br />was unacceptable. He envisioned placing some evergreens in the back, with residenrial type fencing or a <br />masonry barrier. The density and height of the barrier is something Mr. Barrow would like to discuss <br />with the condominium association. He would aLso like to see the Illwninating Companies distribution <br />reworked to allow adequate buffering for the residential areas. Mr. Barrow believed there was room in <br />2
