Mr. Allen advised the sign will sit very close to the rock due <br />to setback requirements. Mr. Zergott believed smaller shrubs should be included with the <br />package. Mr. Allen explained smaller shrubs along with a rock garden would be included. Mr. <br />Yager approved of the rock. It was noted the rock is composed of insulated fiber glass and will <br />be used to hide a vault required by the City of Cleveland. Mr. Yager wondered if the sign can be <br />placed on top of the rock. Mr. Allen advised they have considered this option but decided against <br />it because the sign would have to be installed on the face of the rock which would greatly <br />decrease the visibility of the sign. The Fortney & Weygandt logo was acceptable to the board <br />members. <br />B. Zergott motioned to accept the sign package as presented, but noted that additional <br />landscaping will be required. Mr. Allen explained the landscaping has not been completed <br />because the land is too wet near the rocks. He agreed to satisfy all the obligations and <br />suggestions made to the plan submitted and approved by the city forester. Mr. Zergott requested <br />that these comments be reflected in the minutes. The motion was seconded by M. Yager and <br />unanimously approved. Motion carried. <br />N. OLD BUSINESS: <br />1) Metro Park Builders Office Retail Building, 24345 Lorain Road (formerly VFW and Aquarium <br />properties). Proposal to construct two buildings in two phases. The architectural review board <br />tabled the landscaping and signage so.that they can review colored renderings. The proposal was <br />heard by planning commission. Mrs Kopko, architect and Mr. Potz, builder presented the proposal. It was noted a nwnber of <br />plantings have been incorporated into the proposal including: Indian Magic Crabs, Serbian <br />Spruce, Austrian Pine, Cleveland Select Pears, and Honey Locust. The ground sign will be <br />internally lit and constructed out of bronze aluminum housing, with a green cap, an off white <br />lexan face, and green lettering to match the cap. There will be a grass mounted area to prevent the <br />headlights from shining across Lorain Road and a planted area around the ground sign. Mrs. <br />Kopko advised the plantings would grow to about the heigbx of the skirt. The members <br />wondered what plantings would be arou.nd the sign. Mrs. Kopko advised Stella D'Ora Daylillies, <br />Korean Spice Viburnum, and Andona Junipers would be planted around the sign.- The landscape <br />plan was refened to Mr. Zergott for review. Mrs. Kopko presented samples of the bricks and <br />noted the brick color has been changed to a belden brick medium range A., because the previous <br />color was too dark. The shingles will be weathered grey instead of the brown presented <br />previously. The color of the doors will be slightly lighter than a forest green to match the sign. <br />The trim colors are Casablanka Sherwin Williams. It was noted the windows would be realigned. <br />Mrs. Kopko believed approximately three or four trees would be removed 'm order to complete <br />the project. Mr. Yager wondered where the trash enclosure and loading zones will be located. <br />Mr. Potz advised the dumpster has been moved to about the center of the plan replacing two <br />parking spaces on the north side of the now phase l portion of the development. Mr. Gallagher <br />believed a truck could make the turn: Mr. Yager recommended incorporating an accent to every <br />fourth or fifth brick, if possible.
