It was clarified the letter "S" in Soccer is two feet tall and spans thirty <br />foot in length. It was noted the ground sign has changeable copy. Such changeable copy was <br />acceptable to architectural review board because this is sort of a comm.unity business. M. Yager <br />motioned to accept the sign package as presented, seconded by T. Liggett and unanimously <br />approved. Motion carried. <br />6) Checking & Cash 27328 Lorain Road <br />Assistant Build.ing Commissioner Rymarczyk added the Checking & Cash logo to the agenda at the <br />meeting. The members had no problem with the signage as the colors matched the neighboring Mr. <br />Hero sign. T. Liggett moved to accept the proposal of Checking & Cash as presented, seconded by <br />S. Krieger and unanimously approved. Motion carried. <br />N. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Rite Aid. 28974-29016 Lorain Road <br />Proposal to demolish existing structure and construct a new single story retail building. Variances <br />will be required. Refened by planning commission May 27, 1997. <br />Mr. Strelau, architect, presented the proposaL It was clarified Rite Aid will be leasing this parcel of <br />land from Rini Realty, which is not connected with Riser Foods or Rini Rego Supermarkets. Mr. <br />Strelau advised he has tried to comply with planning commission recommendations, which were <br />mostly operational in natuie. There were concerns related to business hours, alcohol sales, future <br />development in the rear land, and the location of the dumpster. Mr. Strelau clarified, Mr. Boss, <br />owner of the neighboring office building had concerns about dumpster location. At the last meeting, <br />Mr. Boss believed excess noise may cause him to lose a tenant. Mr. Strelau advised, he has been in <br />contact with Mr. Boss since the last meeting, however an agreement has not been reached. Mr. <br />Strelau noted currently the landscape plan is being reyised and he will attempt to get Mr. Bosses' <br />approval of the revised plan. Mr. Campbell, construction manager for Rite Aid, advised he is willing <br />to schedule trash pickup at Mr. Bosses convenience. In response to a question from Mr. Zergott, <br />Mr. Campbell explained BFI would pick up the trash once or twice a week. Mr. Strelau explained <br />the following materials would be used during construction: concrete masonry split faced block for <br />the bottom half of the bu.ilding that will be a chestnut brown #56 color; the lighter Dryvit will be <br />suede #105; the accent bands will be the EFIS blue material; the awnings will be a penaflex blue <br />#2114, which will be a heavy material; the area around the diamond windows will be painted the <br />Sherwin William's blue #1812. Mr. Campbell presented pictures of a similar looking build.ing in <br />Maryland. Mr. Yager questioned if the awning will be back lit. Mr. Strelau advised although they <br />are back lit, the material is very heavy so, the light will be minimal. Mr. Zergott advised if the . <br />awning is back lit, the entire awning becomes a sign. Assistant Building Commissioner Rymarczyk <br />concurred and noted planniug commission has already recommended that the awnings be non- <br />illuminated. Mr. Liggett did not have a problem with this proposal but suggested using plywood on <br />the underside of the sign to prevent the awning from becoming a sign. He stated another method <br />can be used as long as the light does not project through the awning. Mr. Campbell was unsure this <br />was possible, as the framing material ma.y be too thick.
