Mr. Campbell agreed to bring this <br />recommendation back to the manufacturer. It was noted the line of rotated squares are windows <br />which will be seven feet, six inches off of the ground. Mr. Zergott questioned if the roof top units <br />would be visible to the proposed Crocker/Steams extension. Mr. Strelau believed they would be <br />visible from Kaceriks Funeral Home. Mr. Yager wondered how the style of the build.iug is <br />determined, as there was a Rite Aid recently built in North Royalton that was a completely different <br />style than this presentation. Mr. Campbell advised the prototype building has recently changed and <br />the building in North Royalton was built before this new identity was developed. Mr. Rymarczyk <br />questioned the life span of the awniug. Mr. Yager believed the corporate image wou.ld change <br />before the life span ofthe awning expired. The members discussed the proposal among themselves. <br />Mr. Yager wondered why the band stops at 4 feet from ground level, as he believed the style <br />attempts to extenuate the diamonds, yet this is prevented with the masonry. He suggested possibly <br />extending the band up so that it is even with the middle of the windows and he believed the area <br />under the canopy should also be masonry rather than the Dryvit. Mr. Campbell advised he had this <br />style drawn up at one time, but it did not work right because it did not blend well with the windows <br />and the blue stripe coming down along the masonry. Mr. Strelau advised the dividing band of the <br />masonry is the window sill, and he was unsure if this suggestion would work. Mr. Liggett explained <br />the brick creates a base which makes the ground work fall away. He believed the Dryvit under the <br />canopy creates a corner atmosphere and the brick is more of a background. Mrs. Krieger noted any <br />added verbiage such as "1 hour photo" should be removed. Mr. Yager advised the signage is to be <br />addressed at a later date. Mrs. Krieger wondered if approving the proposal would mean the board <br />is accepting the added verbiage. The board agreed the removal of added verbiage should be <br />reflected in the motion for approval. Mr. Campbell distributed copies of the lighting specifications. <br />Mr. Strelau advised he did not have the photometric plan, but is aware of the requirements and there <br />will be no run offbeyond the property lines. Mr. Yager suggested removing the two wall packs on <br />the eastern side of the building, as the drive lights under the canopy and the security lights are <br />sufficient. Mrs. Krieger would like a shoe box fixture for the pole lights. She noted basically a <br />flood light has been placed on the pole which is hard to control. Mr. Campbell noted the poles are <br />spaced out so that the light does not leak onto the neighbors property. Mrs. Krieger advised a shoe <br />box fixture will prevent people from seeing the lamp. W. Campbell believed the wattage would <br />have to be increased. Mrs. Krieger explained reflectors with a forward or a wide distribution can be <br />used. Mr. Rymarczyk advised planning commission would recommend that these be parallel with <br />the grade. Mr. Zergott wanted to be sure that the rooftop units were not visible if Crocker/Stearns <br />is extended. Mr. Yager did not believe the units wouldbe visible if they were placed behind the <br />canopy. Mr. Campbell pointed out where the units will be_located on the roof. He believed the <br />towers would prevent the units from being visible from Crocker/Stearns. The members noted this <br />can be addressed by planniug commission. Mr. Liggett believed the landscaping is rather dense. Mr. <br />Zergott reviewed the landscape plan. It was noted Jack Boss had a problem with the Austrian Pines <br />at the property line as he seamed to have a problem maintaining them. Mr. Zergott verified the <br />Austrian pines on Mr. Bosses property overgrew the area. Mr. Strelau explained he has revised the <br />plan, because of these concerns, and there are now Arbor Vitae around the dumpster. He noted this <br />would not shield Mr. Boss from the noise. Mr. Zergott believed Austrian Pines survive the weather <br />in this area better than Arbor Vitae. Mr. Yager believed placing the dumpster next to the drive <br />through window was rather odd and he suggested moving the dumpster to the back side of the <br />building further away from Mr. Bosses. It was noted scheduling a uniform pickup would not shield <br />Mr. Boss from all of the noise as there are people that toss the trash in the dumpster, which also <br />produces noise. Mr. Strelau advised possible future development would prevent relocation of the <br />4
