<br />dumpster. Mr. Yager noted placing the dumpster as proposed would obstruct the flow of traffic <br />around the build.ing. He explained there is plenty of site to put the dumpster on the back side of the <br />building and not enclose it in masonry. Mr. Zergott wondered if an area in the woods can be cleared <br />out for the dumpster. Mr. Strelau did not see a problem with this if the masonry is not required. <br />Mr. Yager suggested putting in some stone similar to a fire drive in the back of the property, <br />clearing out some brush for the dwnpster location and placing a board on board fence around the <br />dumpster. He noted this is less expensive than the masonry and can be moved when the second <br />phase of construction is approved. It was noted the Crocker/Stearns extension has been a proposal <br />for years and there is no guarantee this will ever be done. Mr. Campbell advised the dumpster <br />would in all probability be moved back to the proposed location with the next phase: Mr. Yager <br />noted this can be addressed when the next phase is proposed. Mr. Zergott suggested using a <br />different type of plant material, such as taxus, in the juniper. He explained along Lorain Road there <br />are hedge junipers proposed which can get fairly large if they are not maiutained and may obstruct <br />vision. Mr. Zergott suggested moving the beds back, using a lower variety of junipers and <br />incorporating some taxas or buniing bush, as these are easier to control. The clerk advised the <br />proposal will return to planning commission on June 24, 1997 and provided plauniug commission <br />approves the proposal it will be reviewed by the bzd committee of council sometime in July final <br />approval cannot be granted until August at the earliest. Mr. Strelau advised he would not be <br />pursuing the Ju1y boaxd of zoning appeals for signage. M. Yager motioned to approve the Rite Aid <br />project located at 28974-29016 Lorain Road, as presented with the following comments: the wall <br />packs on the east side are to be removed in their entirety; the light fixtures are to be shoe box style <br />and the fixture is not to be seen at its angle; the landscaping revisions are to be made and <br />resubmitted as per recommendations by Mr. Zergott; the dumpster location is to be worked out with <br />the owner as discussed; tlie building design is to shield all roof top equipment from Lorain Road and <br />potentially from Crocker; the canopy is to be non-illuminated and all the wording under the word <br />Rite Aid is to be eliminated and the sign package should be submitted in its entirety when it is ready. <br />The motion was seconded.by S. Krieger and unanimously approved. Motion carried. <br />2) Ganley, 25600 Lorain Road <br />Proposal to construct building addition with site improvements, landscaping and building <br />renovations. Originally heard by planning commission May 27, 1997. Heard by board of zoning <br />appeals June 5, 1997. Refened by plauning commission Ju.ne 10, 1997. <br />Mr. Stoyanov, building contractor, presented the proposal. Mr. Stoyanov explained the interior and <br />exterior renovations were designed by the corporate designer. He advised the site, as far as display <br />of vehicles, is similar to the Lexus, Infinity and Saturn dealerships. There will be feature display <br />areas as noted on the plan which are surrounded by grass and landscaping. The light fixtures will be <br />a cut off style with a metal halide bulb on 20 foot poles. There will be ground lighting along the <br />bottom of the display areas, which will be the same fixture as used at the Saturn dealership. Mr. <br />Stoyanov noted the lighting will be kept within the property lines. The proposed used car office is <br />an industrialized office building which will be renovated with lap siding, shutters and a feature wall, <br />to improve the appearance. Mr. Liggett stated this proposed used cax office is a trailer. Mr. <br />Stoyanov presented a letter identifying the materials that will be used for the show room and used <br />car office. He advised there was only one concem from a neighbor that wanted a fence, however <br />board of zoning appeals would not allow a fence. Mr. Liggett questioned if some other material can <br />be utilized for the trailer area. He clarified the siding and shutters do nothing to compliment the <br />existing show room and suggested creating something that has similar materials to the building so <br />that there is some continuity.
