<br />considered leaving the existing house, to be used for this purpose or moving the house back so that <br />cars can be displayed in front of the house. He advised it would be far to expensive to move the <br />house and this was the best altemative available. Mr. Liggett wondered if there was a way to use <br />the same materials for the used car area as was used for the main building. Mr. Lisy advised most of <br />the building is clear glass which would not be very appealing. Mr. Liggett suggested using the <br />Dryvit material with a couple bands or some other material that would compliment the main <br />building. The board members believed that the trailer appears as a separate entity. Mr. Stoyanov <br />agreed to submit something addressing these concerns. Mr. Yager stated dealerslups constantly put <br />all their effort into making a car look nice, sleek, effective and designerly, and he would like to see <br />this same effort enforced when designing the bu.ilding. He understood the intent to follow the <br />corporate design, but believed this design does not meet the standards for the year 2000. Mr. Lisy <br />explained this is an improvement as the existiug building is a piece of garbage. Mr. Yager stated the <br />new improvements are a piece of garbage. Mr. Lisy advised if the facility is not remodeled they will <br />only get 108 BMW vehicles a year, but if it is remodeled the new facility can store up to 200 <br />BMW's a year. Mr. Yager did not believe this remodeling job met the minimum standards for the <br />City of North Olmsted. He asked if Mr. Lisy would be interested in having someone from the <br />BMW corporate office talk to a member of the board about the requirements supposing it does not <br />cost any more money. Mr. Lisy explained Miller Zell is the one that came up with the renditions. <br />Mr. Liggett believed the glass gave a clean appearance. Mr. Yager advised the purpose of the <br />window size is to get as much signage on the building as possible. He was not concerned about the <br />glass area, however, the area on the top is the only opportunity to improve and control the design <br />quality of the bu.ilding. Mr. Lisy advised, in the 18 months he has been at the facility there has not <br />been any signs in the windows. It was noted there is a painting in the window. Mr. Yager stated <br />the building has no style. He suggested using car metal panel, aluca bond, neoparium, or a similar <br />material as this would have more of a sleek look or style. The board members were willing to <br />discuss the option with the coiporate designer to try and come up with a more appropriate design. <br />Mr. Yager believed the building design lacked effort. Mr. Lisy stated the building is a palace in <br />comparison to what is existing. Mr. Liggett agreed it was an improvement, but would like to see it <br />extended one step further. The members gave the applicant the option of tabling the proposal or <br />requesting a vote tonight. Mr. Stoyanov believed tabling the proposal is better than an outright <br />rejection, and requested that the members table the proposaL He asked if the board will accept a. <br />simple material change. Mr. Yager believed that is the beginuing of something, but would like it <br />taken a step further. He would like to talk with a representative from the corporation to see if the <br />image cannot be improved to meet the standards for the City of North Olmsted. M. Yager moved <br />to table the proposal, seconded by T. Liggett and unanimously approved. The proposal will return <br />to the architectural review board on July 16, 1997, if revised plans are submitted in time. Refened by planning commission June 10, 1997. <br />Mr. Behrand, project manager, presented the proposaL He introduced Mr. Wagner and Mr. <br />Howard representing the engineers for this proposaL Mr. Behrand advised: the brick is a concrete <br />block material to match the existing; all the mechanical units will be within the building, with the <br />exception of one condenser on the pad outside the building; the windows will match existing; and <br />there will be no orange mansard as the intent is to, get away from the 1970's look.
