Request for variauce (1123.12). Request 3 foot rear yard variance to construct dwelling. Violation of <br />Ord. 90-125, Section 1135.08(a).Permission to build on a 50 foot wide lot was granted by board of <br />building code appeals on 11/14/97_ <br />Chau7nan Gomersall called all interested parties before the board. The oath was administered to Mr. <br />Lusardo, contractor and neighbors. Mr. L. Novotny, Ms. Hill, and W. Pompeani. Mr. Lusardo <br />explained that the size of the lot would not allow a house to be built with an attached garage. It would <br />accommodate a ranch home with a detached garage, but that would cut the back yard in half. This <br />would allow a conforming rauch with an attached two car garage and still have a 47 by 50 foot rear <br />yard. He noted that the ranch plan would be consistent with the neighbors homes. The residents like <br />this plan better than the previous plan. Mr. Gomersall noted that this was only 3 foot in the rear. The <br />members had no problem witli the proposal. It was clarified that there will be drainage inlets as <br />approved by tlie Engineering Department. <br />W. Purper moved to graut a request to David Lusardo, 4724 Canterbury Road, for a 3 foot rear yard <br />variance to construct dwelling. Violation of Ord. 90-125, Section 1135.08(a). The motion was <br />seconded by P. Miller, and uuanimously approved. Variance granted. <br />8. Century Federal, 28255 Lorain Road <br />Request for variance (1123.12). Request the following variance to install pylon sigu. <br />Request 19 foot variance from side lot liue. Request location variance to place sign within the 35 foot <br />prohibited triangular area. Request variance to place two (2) individual tenant names on pylon sign. <br />Violation of Ord. 90-125, Sections 1163,12(b), and 1163.12(h). Existing pole sign will be removed. <br />NOTE: PYLON SIGN IS NON-CONFORMING AND MUST BE REMOVED BY 1/1/98 <br />UNLESS EXEMPTED FROM SECTION 1163.26. <br />Chairmau Gomersall called all interested parties before the board. The oath was admuustered to Mr. <br />Zingale, sign contractor. Mr. Gomersall reviewed the request and advised that Mr. Zingale had a cha.nge <br />in the request. Mr. Zingale explained that the two companies could not agree as to who would be on the <br />top of the sign. This would not effect the variance. Mr. Maloney believed that they were doing a good <br />job by getting the pole sign down, and the sign was in good taste. The sign will be setback about 11 <br />feet. The members had no objection and agreed that it should be exempt from the 1998 removal <br />stipulation. <br />W. Maloney moved to grant the request of Century Federal, 28255 Lorain Road for the following <br />variance to install a.pylon sign: a19 foot variance from side lot line: a location variance to place sign <br />within the 35 foot prohibited triangular area and a variance to place two (2) individual tenant names on <br />pylon sign. Violation of Ord. 90-125, Sections 1163,12(b), and 1163.12(h). Existing pole sign will be <br />removed. with the notation that this sign be exempted from Ord. 90-125, Section 1163.26 concerning <br />the amortizing of non-conforming signs. The motion was seconded by T. Koberna. Roll call on morion: <br />Maloney, Koberna, Purper, and Miller, yes. Mr. Gomersall abstained. Variances granted. <br />9. Harrv Drennan, 24078 Frank Street <br />Request for variance (1123.12). Request 8 foot front set back variance to construct dormers on <br />second floor. Violation of Ord. 90-125, Section 1135.06(a); ALso request special permit to add to a <br />non-conforming dwelling. Special permit required Ord. 90-125, Section 1165.02(b)(1).
