Kevin Case, 4226 Coe Avenue
Request for variauce (1123.12).
Request a sux (6) foot rear setback variauce to construct shed.
Violation of Ord. 90-125, Section 1135.02(d-4).
Vice-Chairman Maloney called all interested parties before the board. The oath was administered to Mr.
Case who clarified that the shed was constructed, but it could be moved. He needs the variance because
to keep it away from a tree and a kennel. The members had no problem with the request.
T. Koberna moved to grant the request of Kevin Case, 4226 Coe Avenue, for a six (6) foot rear setback
variance to construct a shed. Violation of Ord. 90-125, Secrion 1135.02(d-4). The motion was
seconded by W. Purper, and unanimously approved. Variance granted.
6. Debbie's Lounge 29843 Lorain Road
Request for variance (1123.12). Request variance to be exempt from removal of non conforming pole
sign: Violation of Ord. 90-125, Section 1163.26.
NOTES: 1) Top of sign cabinet is 15'-2" above grade at base of.pole with 9'-9" clearance at bottom of
cabinet to grade. 2) Edge of sign cabinet is 2'-9" from sidewalk or a nominal 1'-9" from the right-of-
way: 3) Building has no sign on it.
Vice-Chairman Maloney called all interested parties before the board. The oath was administered to Mr.
and Mrs. Dublo, owners, and W. Zergott, who owns the business next door. Mrs. Dublo explained that
they should be exempt for several reasons: an illuminating company.light pole and a tree would have to
be removed along with part of the curb to install a conforming sign. They would also lose three parking
spaces and their customers would have to park in Zergott's dxiveway. She presented pictures of the site.
Mr. Purper explained that what they are aslcing for was what the city is trying to eliminate. There are
dozens of pole signs wluch will have to come down. Mr. Dublo advised that there was no place that
they could put a ground sign. Mr. Purper doubted that Mr. Dublo could get the Illuminating Company
to remove the pole. Mr. Zergott agreed with Mr. Dublo since that had had a ground sign previously,
and had to.remove it because people could not see coming in and out of the driveways. He also believed
if Debbie's had to put in a ground sign, his business would lose customers because they would not see
his driveway. He would prefer pole signs. Mr. Koberna stated that a wall sign would probably have to
suffice. Law Director Gareau suggested that they move the sign over closer to the drive and back
farther. He might lose a parking space, but he would gain one where the existing sign is. Mr. Zeigott
stated that if they moved it back, drivers backing out of the parking spaces could have a problem with
visibility. After some discussion; it was tlecided to table this proposal for further study: ------ -------- -J. Maloney moved to table the Debbie's Lounge request, 29843 Lorain Road, for a variance to be
exempt from removal of non-conforming pole sign.
