Request the following signage variances: <br />A variance to have a chaugeable copy on the new ground sign; <br />A 20 square foot variance to exceed maximum business face area; <br />A 20 square foot variance to exceed maximum free standing signage; A variance to install a new ground sign within the 5 foot right-of-way; and <br />A variance to install au individual tenant ground sign. - <br />NOTE: Non conforming signs must be removed by January 1, 1998. The shopping center has an <br />existing pole sigu with the uame of the center and individual teuants. <br />Chainnan Gomersall called all iuterested parties before the board. The oath was administered to Mr. <br />Hartzell, tenant and Mr. Jarvis, sign contractor. Mr. Gomersall believed this was entirely too much <br />signage. Mr. Hartzell stated this is a necessity for his business, as he has no visibility at all. Mr. <br />Gomersall advised this board is attempting to cut down on excess signage. He noted exceptions are <br />made occasionally if there is an overriding situation. Mr. Maloney explained one sign was added within <br />tlie last few months, however it was a temporary one year sign that was permitted due to extenuating <br />circu.mstances. At the time this variance was granted, Hennie Homes agreed not to encourage any <br />other tenants to install similar signs. Mr. Maloney advised all pole signs must be removed by January <br />1, 1998, therefore it is to the owner's benefit to start changing the signage now.. The members <br />understood Mr. Hartzell's reason for the request, but.believed the granting of this variance may start a <br />trend. Mr. Hartzell stated Mr. Puzzitiello is in full support of the proposed signage. Mr. Maloney <br />suggested that the tenants and ovvuer get together to work sometlung out that would benefit all, as the <br />non-conforming signs will have to be removed by 1998. Mr. Maloney has given Mr. Puzzitiello's <br />office a copy of the sign ordiuance. Mr. Gomersall suggested having a temporary sign advertising a <br />sale so that people will begin to realize the location. The members were willing to table this proposal, <br />if Mr. Hartzell would like to come back with a temporary sign. Mr. Hartzell asked to be tabled, but <br />preferred at least 60 days to prepare. The members had no problem with 60 days. Assistant Building <br />Commissioner Rymarczyk noted new drawings and a site plan should be presented for his review <br />before the next meeting. <br />W. Purper motioned to continue Sgt. Pepperoni Pizza, located at 28877 Lorain Road until April 2, <br />1997 meeting. The motion was seconded by T. Koberna and unanimously approved. Motion passed, <br />proposal continued until Apri12, 1997. <br />13. Studio Plus, 25801 Cau.ntry Club Blvd. , <br />Request for variance (1123.12). Request the following signage variances: <br />A variance to have a second building sign; <br />A variance for a directional sign 6 feet at street right of way; and <br />A 10 foot side yard variance for directional sign. <br />NOTES: Entrance sign at Country Club Blvd. was to be moved back so no variance is required per <br />planning commission. Pylon sign is shown plus or minus 8 feet. An 8 foot dimension must be held to <br />be classified as a pylon sigu, if over it would require a height variance, if under it would e considered a <br />grou.nd sign and would then require a height variance. <br />? - -
