Graves moved to grant <br />Sparky DiBenedetto the variance he requested as written here on the property <br />located on the north side of Brookpark Extension between Dover Center and <br />the Gold Circle/Bryant Stratton parking lot as stated in the original vari- <br />ance, seconded by R. Bugala, and unanimously approved. Variance granted <br />11. Great Northern Dodge Truck Lot, 26075-Lorain Rd. (presently McCleens Auto - <br />Wash) (Referred by Planning Commission June 10, 1986). <br />Request for variance (1I33.13). Request variance to display vehi.cles in front <br />set back. Violation of Ord. 62-33, Section 1174.02. Also request variance <br />for storage of vehicles in rear 50 feet of a through lot. Violation of Ord. <br />72-33, Section 1174.06. Chairman Remmel called all interested parties before the Board. -The oath was <br />administered to Mr...Gilliland,-the architect, and Mr. Polkar9 representing <br />the dealership. Mr. Gilliland explained that this property is a through lot <br />(between Lorain and Brookpark Roads) and they are going to renovate the ex- <br />isting car wash for a truck dealership. They would like to display light <br />trucks, mini-vans-, and 4 wheel drive vehicles; they-do not plan to sell large .. <br />motor homes and vans at this location, nor will they be doing any service <br />work there. They are requesting a variance to park display vehicles on both <br />frontages but behind the landscaped areas. Board questioned why they are <br />displaping cars in the f.ront of their existing dealership now. Law Director <br />Gareau stated that they have received some variances. He further advised <br />that - these areas-could be used-for the p.arking- of - licensed cars and suggested- <br />that--it could-- still be in_the spirit--of the _ ordinance-if- the Board -allowed - <br />3 pads for dispTay vehicles in-a green-area.- Mr. Gomersall and Mr.-Remnel <br />agreed that there would.be less of a possibility of their parking more ve- <br />hicles in these areas if they had a variance to park a limited ntmmber in a <br />green area. Tt was suggested that they be parked behind the 17' landscaped <br />area but that the entire 50' area on the Brookpark side be planted in grass. <br />There would be room for 6 display vehicles on the Lorain Road side, and <br />these too could.be placed behind the landscaped area, C. Remmel moved to <br />grant the variance based'on the layout submitted showing a front landsCape <br />set back from the sidewalk, 121 on the western end and approximately 40' on <br />the eastern.end, with the display on Lorain Road limited to six vehicles <br />behind this green area:; and that the rear portion of the lot will include a <br />50' green area in which will be contained-3 pods-for display purposes <br />located-within--this-green area but behind=the -17' landscaped- area-shown- on -- <br />the drawing;'this variance is' conditioned upon.no pole sign in the rear <br />portion of the lot, seconded by R. Bugala, and unanimously approved. Board <br />discussed prohibiting a ground sign on the Brookpark side but decided not <br />to. Variance granted. At this point, Mr. Childs (item 8) approached the Board with an alternate <br />suggestion to installing a snow fence. He would like to put up permanent <br />posts, 8' apart; each one being 4" by 4" and he would have sections of <br />assembled - fencing -4'_ high made that can be attached -to the posts for the <br />winter months._ These sections would be removed after=the snow plows.had <br />ceased__operating. Mr. Graves suggested he could possibly_p.ut rails_between <br />the posts during_the rest of the--year. --Board had no problem with this; but -- <br />cautioned__that _the rails could be no more _than 30"_ higli. _ E.
