He also pointed out that they had eliminatedtfie double <br />driveway on Lorain Road and they will be reducing their signage by 195 square <br />feet. Board is concerned about the traffic problems at the drive through <br />window with pedestrians walking across driveway. It was explained that a <br />guard rail would be installed to keep pedestrians from walking directly in <br />front of cars. This must be reviewed by the Planning Commission and the <br />variance is addressing the front of the building onlyo Board agreed that <br />atrium would be attractive and discussed Mr. Spino's memo concerning the <br />existing building. Regarding the parking spaces, they believe that they <br />will have ample parking, this too must be discussed at Planning Commission. <br />Law Director Gareau questioned this since they are in court with this .pro- <br />perty asking to rezone a lot in the rear on the basis that they need more <br />parking. Mr. Romp advised that this parking would be-for an addition to the <br />Drug Mart building. C. Remmel moved to grant the 4'1" variance as requested <br />with the understanding that the Planning Commission will review this to their <br />satisfaction and approval of this does not necessarily mean that this Board <br />is approving any drive-through window concept, seconded by R. Gomersall, and <br />unanimously approved. Variance granted. <br />4., United Dairy Farmers, (resumed at this point) <br />Mr. Mongello advised that they needed an additional 25' variance for the <br />canopy. Mr. Gareau stated that perhaps the-previous var•iance should be <br />?vacated and the total 31' variance be vot.ed on. Board decided that previous <br />variance should stand and.they would vote on the additional amount required. <br />C. Remmel moved to grant an additional 25' variance for the northerly most <br />canopy on the Columbia Road side and a 6' variance for the north east eorner <br />of the building on the Columbia Road side, seconded by B. Grace. Roll call <br />on motion: Remmel, Grace, Gomersall, and Helon, Yes. Mr. Bugala, No. Motion <br />passed. Variance grantede <br />At this point Chairman Remmel advised that case number 16 would be heard at <br />this point at the appellants request. <br />16. Alan C. Wagner, 2841 Clague Rd. <br />Request for variance (1133.13). Request variance for fence on corner lot (not <br />90% open)(pool and,.fence are installed, building permit 23867 was issued). <br />Violation of Ord. 62-33, Section 1151.04-H.. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mrs. Wagner who explained that they started to put up <br />the fence and were told they could not have a 6° fence unless they put in a <br />swimming pool, so they stopped work until they received the permit. They <br />were not told the fence on the corner side had to be 90% open. Board questioned <br />if they could ask the appellant to alter what was built under a building permit. <br />Law Director Gareau stated that it is still a violation, but they should give <br />some consideration to the fact that there was some confusion. B. Grace moved <br />to approve the variance since in good faith they got the permit but with <br />the condition that the gate must be 6' high, 90% open with a lock and must <br />be completed, seconded by R. Bugala, and unanimously approved. Variance granted. <br />6. George Lahl, 23045 Clifford. <br />Request for variance (1133.13). Request 13` variance for distance between <br />proposed 2 story deck and existing detached garage. Violation of Ord. 62-33, <br />Section 1151.04-C.
