BOARD OF ZONING APPEALS OCTOBER 1, 1986 PAGE 4 • <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. and Mrs. Lahl. Mr. Bugala is concerned that deck <br />will protrude beyond the opening of the garage and will render the garage <br />useless for parking cars. Mr. Lahl stated that this is only a 1 car garage. <br />Mr. Remmel stated that property is over built. R. Bugala moved to grant the <br />13' variance for distance between two story deck and existing detachaed garage <br />for George Lahl at 23045 Clifford, seconded by J. Helon. Roll call on motion: <br />Bugala and Helon, No. Gomersall, Grace, and Remmel, Yes. Motion passed. <br />Variance granted. <br />7. Ronald Simmerly, 26859 Leenders <br />Request for variance (1133.13). Request 9' rear yard variance for patio <br />enclosure. Violation of Ord. 62-33, Section 1163.02. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Simmerly and Mr. Kahn, the contractor. Board had no <br />problem with the request._ R. Bugala moved to grant the 9' rear yard variance <br />for a patio enclosure for Ronald Simmerly, 26859 Leenders, seconded by B. <br />Grace, and unanimously approved.. Variance granted. <br />8. Stephen Keuchel, 3003 Walter Rd. <br />Request for special permit to add to non-conforming dwelling (front set back). <br />Special permission required Ord. 62-33, Section 1231.02. Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. and Mrs. Keuchel and Mr. and Mrs. Hransky, neighbors, - <br />who had no objection to proposal. It was clarified that they would be adding <br />a garage with bedrooms above.it. Mr. Remmel stated.this would be an improvement. <br />R. Gomersall moved to grant a special per•mit to Mr. Stephen Keuchel, 3003 Walter <br />Road to add to non-conforming dwelling (side set back), seconded by R. Bugala, <br />and unanimously approved. Speeial permit granted. <br />9. Scott R. Hughey, 5398.Columbia Road <br />Request for special permit to add to non-conforming dwelling (front set back). <br />Special permission required Ord. 62-33, Section 1231-.`n . . <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Hughey who explained that he started construction since <br />he did not know he needed a permit when there was no roof on the structure. <br />Board had no problems with the deck but cautioned Mr. Hughey that this was a <br />story and a half structure and there could be problems if he requested a roof. <br />B. Grace.moved to approve the request for a special permit to add to non- <br />conforming dwelling for Mr. Scott Hughey, seconded by R. Bugala, and unanimously <br />approved. Special permit granted. <br />10. Norman Mahnke, 5495 Wellesley Ave. <br />Request for variance (1133.13). Request variance for location of conforming <br />tool shed. Violation of Ord. 62-33, Section 1151.04-D. <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. D. Mahnke and Mrs. N. Mahnke. It was suggested that the <br />required distances could be measured from the creek that runs through the <br />property rather than from the property lines. The existing shed will be torn <br />down. R. Bugala moved to grant the location variance with the assumption <br />that it meets all side and back yard requirements as it is located west of the
