? <br />BOARD OF ZONING APPEALS, SEPTEMBER 3, 1986 PAGE 3 <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to R. Mongello, architect, who explained he only needed a <br />6' variance for the canopy on Columbia Road and the variance for the canopy <br />on Lorain Road. He stated that he had also requested a variance to install <br />two pole signs on one lot (not stated in agenda item), one on Lorain Road <br />and one on Columbia Road. Canopies are to cover gas pumps for proposed <br />convenience store. Mr. Bugala stated that he believed that the canopies <br />should conform to the code. Mr. Mongello explained that this is not a <br />regularly shaped lot. C. Remmel moved to grant the request for a 14' set <br />back variance for Lorain Road and a 6' variance for Columbia Road, seconded <br />by J. Helon. Roll call on motion: Remmel, Helon, Gomersall, and Grace, yes. <br />Mr. Bugala, no. Motion passed. Variances granted. The Board discussed the <br />pole sign. Mr. Mongello stated that they could not put one pole sign at <br />the intersection of Lorain and Columbia Roads because that area is marked <br />as an historical district, so they are requesting on e additional pole <br />sign on the Columbia Road side of the lot. Both signs are shown on the <br />site plan in landscaped areas. Mr. Bugala pointed out that they would be <br />allowed one ground sign and one pole sign on the property. .No actual copy <br />for.the pole signs was presented, but the signage must be presented to the <br />Architectural Board of Review for approval. B. Grace moved to grant the <br />variance for the two pole signs on one lot as located on the drawing as <br />long as the signageateets the total sign area allowed and with the condition <br />that the Architectural Board of Review approves the style of the signs, <br />seconded by R. Bugala, and unanimously approved. Variance granted. <br />7. Steven J. Urmin, property located between 5692 and 5668 Wellesley Ave. <br />Request for variance (1133.13). Request 13.1' variance for distance between <br />dwelling and adjacent non-conforming garage: Violation of Ord: 62-33, Section <br />1151.04-C. (Will be heard by Board of Building Code Appeals August 28, 1986). <br />Chairman Remmel called all interested parties before-the Board. The oath <br />was administered to Mr. and Mrs. Smith and Mr. and Mrs. McCrone, neighbors, <br />and to Mr. Urmin who explained that the adjacent=.:'. detached garage was less <br />than 2' off his north property line and he would like to put his drive on <br />the south side of the property to avoid cutting down some cedar trees. The <br />neighbors contend that the house is much too large for the property. Mr <br />Grace explained that the Board of Building Code Appeals had approved this <br />house on this lot, and that the house was only 4' wider than the adjacent <br />houses. Mr. McCrone questioned the grading. The grading must be approved <br />by the City prior to their granting a building permit, and is not up to <br />this Board. Mr. Urmin and the Board discussed various changes. Mrs.'McCrone <br />presented a picture of the house and garage on the north side and contended <br />that the garage was actually an attached garage. Building Commissioner Spino <br />agreed that the garage is attached and explained that the requirement would <br />then only be 15' between an attached garage and the house.. Mr. Bugala <br />explained that if the drive is moved to the north side and 15' is required, <br />he would only need a 6" variance. It was decided to give a 1' variance in <br />case there was a problem with the calculations. Mr. Urmin agreed to this <br />'revision. R. Bugala moved to grant a 1' variance on the north.side of the <br />property located between 5692 and 5668 Wellesley Ave. to build the house <br />with the driveway being located on the north side, rather than the south <br />side as indicated and that a legal garage must be constructed at the time <br />of construction, seconded by R. Grace, and unanimously approved. Variance <br />granted.
