BOARD OF ZONING APFEALS JUNE 4, 1986 PAGE 3 <br />administered to Mr. and Mrs. Dingess. Porch enclosure is partially constructed, <br />but they claim that they were advised by the Building Department that they <br />did not need a permit. Board has no problem with enclosure. R. Bugala moved <br />to grant the special permit to add to a non--conforming dwelling (front set back) <br />for Caroline Dingess, 4656 Dover Center Road, and unanimov.sly approved. <br />Special permit granted. <br />9. Cleveland Electric Illuminating Co., located on the south side of Lorain Road <br />east of David Drive. <br />Request for variance (1133.13). Request square foot variance to subdivide <br />property in General Retail Business area (25,000 square foot required). Vio- <br />lation of Ord. 62-33, Section 1174.01. (Referred from Planning Commission <br />rlay 13, 1986). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Burskin of Cleveland Electric Illuminating and Mr. Dadian <br />who plans to build on part of the property. Proposal is to subdivide front <br />portion (facing Lorain Road) and attach-rear portion of-lot to other property <br />belonging to C.E.I. Eventually C.E.I:::will construct a driveway on the rear <br />to David Dr. Planning Commission had stated that they were not in favor of <br />the subdivision, because it would make a non-conforming lot__ less conforming, <br />however, they made recommendations for stipulation for the building in case <br />the Board granted the variance. Mr. Graves overlayed the plans in order to <br />see how the building would fit on the lot, if the suggestions of the Planning <br />Commission were stipulated. According to Building Commissioner Spino 12 parking <br />spa.ces are required and there would be sufficient space for those spaces if <br />position of building were changed. Board agreed that the pole sign should be <br />in the center of the green area and preferred a 10' green area adjacent--t?o <br />the side walk C7? green area is required). E. Graves moved to grant a variance <br />for the property located at the south side of Lorain Road, east of David Drive <br />to split off a portion of parcel 237-5-3 which fronts on Lorain Road stipu- <br />lating tliat the liuilding be turned from what is proposed so that the doors are <br />on the long side of the lot, and that the pole sign proposed be to code and <br />that we require a 10 foot green area (pole sign centered in green area) and <br />the front set back parking spaces be up against the building and that all <br />othex.building codes must be followed, seconded by R. Bugala, and unanimously <br />approved. Variance granted. . <br />10. Aetna Door Co., 31546 Lorain Rd. <br />Request for variance (1133.13). Request variance to eliminate 50' buffer on <br />west property line for proposed building in Limited Industrial Area. (Property <br />to west rezoned General Retail by Ord. 74-27). Violation of Ord. 62-33, Section <br />1193.01. (Referred by Planning Commission May 13, 1986). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Cancilla who explained that the property was in the Limited <br />Industrial Area but the lot to the west had been rezoned to Generai Retail. <br />Board had a copy of the 1974 ordinance to rezone. C. Remmel moved to grant this <br />variance to eli:minate the 50' buffer on the west, seconded by R. Gomersall, <br />and unanimously approved. Variance granted. <br />11. Richard L. Nemeths 6038 Dorothy Dr. <br />Request for variance (1133.13). Request 20 sq. ft. variance and location <br />variance for tool shed. Violation of Ord. 62-33, Section 1151.04-D.
