The oath was <br />administered to Mr. Nemeth and Mr. Juhaz, a neighbor, who has no objection to <br />the requests. Board has no problem with the location, but prefers a legal <br />size shed. Mr. Nemeth stated that since is lot is 12,000 square feet and <br />shed will be in a wooded area and not visible from the street that the larger <br />shed would be appropriate. (He is also requesting a 1 foot height variance <br />which was not mentioned in the request.) C. Remmel moved to grant this vari- <br />ance for location for a legal shed conditioned upon the removal of the old <br />shed, seconded by E. Graves, and unanimously approved. Location variance <br />granted. <br />12. John Kiefer, 3865 Canterbury Rd, <br />Request for variance (1133.13). Request 222 sq. ft. variance for garage area. <br />Violation of Ord. 62-33, Section 1151.04-C. (Variance reduced from that re- <br />quested May 7, 1986). <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Keifer. New request conforms to what the Board had sug- <br />gested at the last meeting. C. Remmel moved to grant the request for this <br />variance for the 24 foot by 24 foot garage but garage doors can only be 8' <br />high., seconded by R. Bugala, and unanimously approved. Variance granted, <br />13. Great Northern Corporate Center I, 25000 Country Club Blvd. <br />Request for variance (.1133.13). Request variance to install 4 ground signs on <br />property. Violation of Ord. 62-33, Section 1121.06-B2. Also request square <br />foot variance for 2 ground signs (40 sq. ft. maximum allowed). Violation of <br />- Ord. 62-33, Secti.on 1221.06F2. <br />Chairman Remmel administered the oath to Mrs. Garms and another resident of <br />Colebrook Condominiums and Mr. Carlisle of Biskind Development=Co. Mr. Carlisle <br />exQlained that the sign regulations for the Mixed Use District refer back to <br />the specific use of the property which in this case would be General Retail <br />uses and those regulations would not be appropriate for this parcel which <br />is &•:28 acre office/hotel complex. He also pointed out that they would be <br />allowed square footage for building signs but they are not intending to in- <br />stall any.unless a large tennant demands one. Sign "A" is 10' wide and 16' <br />high and set back 30' from Great Northern Blvd. and 40' from Country Club Blvd; <br />sign "B" is 6' tall and 10' wide; two small identifications sign will be in- <br />stalled for each of the two buildings. Graphics on signs will identify services <br />rendered, not individual tennants. Mr. Carlisle explained that this is the <br />majority of the signage planned (perhaps 80%) for the entire complex. Mrs. <br />Garms has no problem with the signs. C. Remmel moved to grant the variance to <br />install four ground signs on Great Northern Corporate Center property and also <br />the square foot variance as presented and as shown on the drawings they have <br />submitted, seconded by E. Graves, and unanimously approved. Variance granted. <br />14. Jay Smith, 5809 S. Proter Rd. <br />Request for variance (1133.13). Request 1' rear set back variance and request <br />1'6" side set back variance for detached garage. Violation of Ord. 62-33, <br />Section 1151.04-C. ' <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Smith. There were no objections to the request. R. <br />Bugala moved to grant the 11 rear set back variance and the 1'6" side set back <br />variance for a detached garage at 5809 South Porter Rd., seconded by R. Gomersall <br />and unanimously approved. Variances granted.
