<br />BOARD OF ZONING APPEALS JUNE 4, 1986 PAGE 5 <br />15. Michael W. Malone, 23841 Frank St. <br />Request special permit to add dormer to non-conforming dwelling (front set back). <br />Special permission required Ord. 62-33, Section 1231.02. <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Malone, who explained he had received a special permit for <br />other work in April. E. Graves moved to grant the request to add a dormer <br />to a non-conforming dwelling located at 23841 Frank St., seconded by J. Helon, <br />and unanimously approved. Variance granted. <br />16. Paul M. Mullin, 3952 Pine Circle <br />Request for variance (1133.13). Request variance for location of tool shed. <br />Violation of Ord. 62-33, Section 1151.04-D. <br />Board had no problem with the location and size of shed conforms to code. E. <br />Graves moved to grant the request for a variance for location of tool shed at <br />3952 Pine Circle, seconded by R. Bugala, and unanimously approved. Variance <br />granted. <br />17. John Shannon, property located between 23564 and 23538 Clifford. <br />Request for variance (1133.13). Request 167 sq. ft variance for area of new <br />dwelling in "C" residential area.- Violation of Ord. 62-33, Section 1153.03. <br />Also request 3' variance for distance between dwelling (adjacent house 2' off <br />lot line). Violation of Ord, 62-33, Section 1161.01. (Proposal must also be <br />approved by the Board of Building Code Appeals). <br />Chairman ReIInmel called all interested parties before the Board. The oath was <br />administered to Mr. Shannon who presented a picture of the type house he in- <br />tends to build. C. Remmel moved to grant the 107 sq. ft. variance for dwelling <br />area and also the 31 variance for distance between dwellings, seconded by E. <br />Graves, and unanimously approved. Variances granted. <br />18. Ch uck Wells, s/1 7 Bradley Rd. (between 5794 and 5770 Bradley). <br />Request for variance (1133.13). Request 8' variance for front set back. <br />Violation of Ord. 62-33, Section 1159.01. Also request 162 sq. ft. variance <br />for garage area. Violation of Ord. 62-33, Section 1151.04C. _ <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. Wells and Mr. and Mrs. Wheeler, adjacent neighbors. This <br />is an unusual shaped lot. Mr. Wells, representing the potential buyer, explained <br />that they are trying to split the distance of the front set back between the <br />two adjacent homes and that garage is to be enlarged in order to store a boat. <br />Board questioned if there was enough room to manuever a boat into the garage, <br />this could cause problems with the adjacent neighbor; and suggested removing <br />the pedestrian door and the walk. Mr. and Mrs. Wheeler, on the other side, <br />have no problem with the set back variance. C. Remmel moved to grant the 8` <br />variance for the front set back and also the 162 sq. ft. variance for the gar- <br />age area predicated upon the development of green area in the front of the house <br />(green_area between the house and the street) and elimination of the walk in <br />door to the garage from the street and a proper driveway to enter the garage <br />from the street, seconded by E. Graves, and unanimously approved. Variance <br />granted.
