The gas tanks on the rear of property will be removed.
Mr. Gorris questioned if this change would enlarge the sales area
thus requiring more parking spaces, and he requested that the Acting
Building Commissioner refigure the parking requirements. Mr. Draeger
advised that this would actually reduce the sales area. Mr. and Mrs.
Holmok and Mrs. Herman, adjacent neighbors, had complaints: cars park
in rear which force the semi-trailers to manuever in order to get to
the loading dock thus creating additional noise, increased traffic and
expanded hours cause more disturbance, trucks pull in before 7:00 a.m.
and lights shine in windows. They also questioned if parking were
a(iequate and they believe that some of the parking spaces have be made
smaller. They would like a solid wood fence on western property line
adjacent to their homes to help alleviate these problems and to screen
proper.ty which is not kept up. They are also concerned that new cooler
would create more noise and complained that.compactor_which is also
noisy could be moved away from their property. They believe that even
more..customers__Faill be attracted to the store since it will carry more
items. Mr. -Draeger questioned if this_proposal must be forwarded to
the Architectural Review Board since this is such a small alteration.
After a brief discussion, it was decided to refer the proposal to the
Architectural Board. B. Gorris moved to forward the expansion of Rini's -
Number 11 Supermarket to the Architectural Board of Review and request
the developer to get back to the Commission on wh2ther or not theywill con-
sa:der changing the fence on the west property line from the present
cyclone fence -to a Faooden fence,- a-nd we are =a.lso asking.._the _Building _
Department=_to pay particular attention,ta the overall-parking-require-
ments -.zn= this = space_ and if :i in fact -, this _ alteration, ?,the take-.aVer -:,of ;-. .
the existing drug store by the supermar-ket, that this parcel does still -
meet-code, seconded by T. Morgan,-and unanimously approved. _
IV. NEW'DEVELOPMENTS ANA SUBDIVISIONS:
1) Telkor Subdivision
Location is the west side of Columbia Road between Carey Lane and
Sunset Oval. Proposal is to subdivide parcel 236-15-12 into two (2)
sublots. Note that variance (frontage) will be required.
Mrs. Bahas, the real estate representative, stated that this lot has
145' frontage (measured at centerline of street) and her client wanted
to split it into two lots, since lot is too big to be sold for one
house, especially in this area of Columiiia Road where there are various
sized lots. There are two other lots in the immediate area with only
70' frontage. City Engineer Schaller explained proposal, frontage at
inside of sidewalk would be 71.04 feet and 71.03 feet, width at build-
ing.line would be slightly less. Mr. Berry, a neighbor, was advised
that any house built on the property would have to conform to.the
"A" residential specifications. Mr. Gorris stated that he was re-
luctant to subdivide property and make two non-conforming lots.
Proposal would sti11 have to go to the Board of Zoning Appeals for a
variance-. ---T, Morgan- -moved- that--the proposed=.subdivision=-of -parcel - -
236?15?12 : into -two sublots :_be-. forwarded--?ta , the Board - of:= Zoning= : Appeals- -=-- ::
