He <br />stated that these additions should not affect the proposed mounded <br />landscaped buffer areas facing Victoria Lane as previously approved, <br />however they may have to re-work one of the mounds so that it will be <br />mounded against the building. Ms. Grimes, representing Country Club <br />Condominium Owners' Association, is concerned that the additions might <br />be taking away from the landscaping which was part of the agreement <br />between the association and the developer. Mr. Carlisle will bring <br />the landscape plans to the next meeting. Ms. Grimes also questioned <br />if Victoria Lane can take all the additional traffic that will be <br />generated by these stores and pointed out that truck traffic has <br />already increased tremendously since the traffic pattern has been <br />changed and Forest City has opened in the shopping center. J. Wixted <br />moved to refer the,proposal to construct two additions to the rear of <br />Plaza South, adjacent to Victoria Lane, for Great Northern Shopping <br />Center to the Architectural Board of Review, and to Engineering, and <br />also the Safety Department for their input and ask the Safety Depart- <br />ment to pay particular attention to the additional traffic burden <br />these additions may make on Victoria Lane and also request that the <br />developer; when he returns to the Commission with the final plans, <br />bring in a detailed buffer plan for the rear of these additions, secon- <br />ded by R. Bierman, and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Pebblebrook Subdivision, Final Plat and Improvement Plans, location is <br />west off Canterbury Road at the south corporate line. Proposal is to install storm sewers, sanitary sewers, water lines, <br />pavement and sidewalks throughout the Pebblebrook Subdivision. <br />Preliminary plat for 59 lots fronting Pebblebrook Lane and Sandpiper <br />Lane was approved by Planning Commission on June 11, 1986. <br />The improvements will be constructed in accordance with City requirements. <br />Partial improvement of the existing Canterbury roadway and the replacement <br />of the existing culvert are included in the plans. <br />Approval of the final plat had been continued from the previous meeting <br />due to questions regarding the proximity of the 7th fairway of the North <br />Olmsted Golf Courseto houses on Sandpiper Lane. Assistant Law Director <br />Dubelko advised that the City should not be liable for any injury in- <br />curred. Mr. Janesek, Sunrise Development, stated that they are request- <br />ing approval of both the final plat and the improvement plans. City <br />Engineer Schaller stated that they had not completed their entire review, <br />however, they did not anticipate that there was anything in the plans <br />that did not conform to the codes. Plans include the construction of <br />a new culvert and the improvement of Canterbury Road from the culvert <br />into the subdivision. Mr. Janesek advised that an agreement has been <br />reached with Mr. Yesberger, owner of the golf course, in that Sunrise <br />will install a 5 or 6 foot chain link fence along the east property <br />line and supply top soil to the golf course and Mr. Yesberger will re- <br />arrange the number 7 fairway; there are also some trees buffering the
