Mr. Wilkes requested that the 29 spaces as shown on <br />the plan be included since Mr. Galati will require more employee parking. <br />BZD Committee has reaffirmed that only 25 spaces are to be allowed. Mr. <br />Wilkes stated that two spaces can be removed inside the enclosure and 2 <br />spaces outside, and that area will be grassed in. Mr. Tallon of the <br />BZD committee, stated that only a 35' turning radius (from the doors) <br />was to be allowed and the remainder of the property was to be landscaped <br />and that only the 25 spaces will be allowed. Mr. Wilkes questioned this <br />since there was no maximum number of spaces allowed by the ordinance. <br />Commission questioned 3 spaces shown immediately south of the addition <br />in a 24' space since that size area will not accommodate 3 spaces. The <br />Architectural Board had suggested bimmpers and posts to protect fenced <br />enclosure and gate; dumpster will be inside enclosure; and board on <br />board fence will be continued on rear property line adjacent to resi- <br />dences. Mr. Wilkes agreed to recommendations of the Architectural <br />Board regarding building materials. Mr. Dubelko advised that enforce- <br />ment of parking cars only on the hard surfaced area would be by the <br />Building Department. J. Wixted moved to approve the Galati's Auto <br />Service Center proposal to add to the existing garage at 27539 Lorain <br />Road with the understanding that parking spaces on the site plan be <br />limited to 25 spaces, 10 in the so called bull pen and 15 on the out- <br />side of the bull pen area; and also incorporating the recommendations of <br />the Architectural Review Board with respect to the masonry material being <br />integrally colored on the south and east elevation and that the rear <br />portion of the existing building be painted to match the new material <br />and that adequate wheel stops and other protection be provided for the <br />fencing so that it is not damaged by the vehicles. We also should <br />incorporate the revised addition 4' of landscaping on the westerly most <br />property line where the one parking spaces was eliminated and request <br />that the developer bring in a detailed scaled plan to the BZD Committee <br />and request that the BZD pay particular attention to the 24' space which <br />shows 3 spaces which cannot accommodate 3 spaces, and that the detailed <br />scaled plan must show all parking spaces, seconded b_y E. Traczyk, and <br />unanimously approved. . <br />4) Public Storage, Inc., 24106 Lorain Rd. <br />Proposal to construct multiple rental mini-storage units. <br />Withdrawn by the developer. <br />5) Great Northern Business park, located on the south side of Country Club <br />Blvd. (roughly between Great Northern Blvd and Columbia Rd.). <br />Preliminary land use plan in Mixed Use Districto (Referred by Council <br />on May 20, 1986). <br />Mr. Carlisle, representing Biskind Development Co., explained proposal <br />for tliree single story, 50,000 square foot buildings on the 18.26 parcel <br />(Parcel B) of which 12.26 acres are to be developed at this time. Most <br />of this property is in the Mixed Use District but a small eastern section <br />is zoned residential but is not to be developed at this time. Buildings <br />will be used for office/research, office/showroom, or office/service. <br />Five hundred and eight parking spaces are required and 593 are being pro- <br />vided.
