Gomersall. <br />Roll call on motion: Graves, Gomersall, Bugala, Helon, and Remmel,.nay. Motion failed to pass. Variance denied. , <br />4. 7515 Corporation (Richard MacKay), 7515 Pearl Rd. <br />Request for variance.(I133.13). Request 12.5' rear yard variance for 7515 <br />Company-Subdivision #2 (off Hunter Dr. and Dawn Dr. between Walter and <br />Columbia Roads). Violation of Ord. 62-33; Section 1163.01. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. MacKay and Mr. Sheldon, of the 7515 Company,and to <br />many neighbors who also submitted a petition stating that they are opposed <br />to the request. Mr. MacKay and Mr. Sheldon explained that they want to <br />build larger house (approximately 1500 to 1700 sq. ft.) so they are re- <br />, questing to reduce the size of the rear or.the front yards. Smallest house <br />. they normally build is 1550 sq: £t. -and they,invited -neighbors.to view <br />houses-now being.built in Parma and North Royalton. The depth of the lots <br />are similar to the other lo-ts_:in the neighborhood:---Neighbors questioned <br />C.E.T. easement, sewers, and other problem areas which have nothing to do <br />with the variance requested. Chairman Remmel explained the variance. Most <br />neighbors agreed that they would like to see the larger houses, but they <br />are opposed to a rear yard variance and would prefer a front yard variance. <br />Mr. Bugala stated that this is a"C" district--and the developer is trying <br />to put too big a home on the lots.- He reminded the Bo.ard that this was <br />done in the Timber Trails Development:.and_it caused==probelms.-=•Mr:-MacKay <br />explained_that with the retention system that is required, the larger <br />streets, and the cost of developing the lots, he cannot put in a,smaller <br />house and get any return on his investment. Mro Bugala stated that the <br />houses they are planning to construct in a"C" residential area are larger <br />than the minimum requirements for the "A" residential area. C. Remmel <br />moved to grant the 12.5' variance for the front set back only with the <br />condition that the plat must be re-recorded and must show the rear building <br />line at 50' and it must be specified on the plat that there will be no <br />detached garages, seconded by R. Graves. Roll call on motion: Remmel, <br />Graves, and Gomersall, yes. Bugala and Helon, Nay. Motion passed. <br />Variance granted. The developers were cautioned that there could be no <br />additions or enclosed patios added later. <br />Marathon Petroleum Co., Lorain and Butternut Ridge Road <br />Request for variance (1133.13). Request 4' front set back variance for <br />canopy. Violation of Ord. 62-33, Section 1174.02. Also request 4' side <br />set back variance (on Lorain Road) and 8'6" side set back variance (on <br />Butternut Ridge Rd.). Violation of Ord. 62-33, Section 1174.03. The oath <br />was administered to Mr. Beardsley and Mr. Barber of Marathon Petroleum <br />Company,-Mr. Kacirek, operattir of the station, and Councilwoman Petrigac. <br />Building Commissioner Gundy expalined that he had figured the front set back <br />(50' required) on the point of the property and the side set back (25' <br />required) on Lorain Road and Butternut Ridge Roads.
