He stated that <br />the Board could approve with the stipulation that if the Building Official <br />would find that the spaces are inadequate beyond fair debate; and he so rules <br />that the spaces are inadequate, then at that time, an order could be put out <br />as far as increasing the spaces (this order could then be appealed to this <br />Board). Board discussed issue. If spaces are inadequate in size the devel- <br />oper can always go back to conforming spaces as long as land is reserved. <br />Chairman Remmel stated that a time limit was not necessary. C. Remmel <br />moved to approve the request for parcel "C" as pertains to the sketch dated <br />June 4, 1985, the variance allowing parking space requirements to be re- <br />duced to 8' 6" by 18' as requested with the understanding that landscaping <br />will be devoted to the space saved, in total, between the code requirements <br />of 9' by 20' and 8.5' by 18' space granted, seconded by E. Graves. Roll - <br />call on motion:_ Remmel,__Graves, Gomersal-l, and Helon; Aye. Bugala,- Nay. <br />Motion passed. Variance granted. <br />2. Shell Oil -Co.,- 25199 Lorain Rd. <br />Request--for variance (1133.13). Request 12'6" side yard set back for canopy. <br />Violation of Ord. 62-33, Section 1174.02. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Santoro, J. Coburn, and J. Borneman, all represent- <br />ing Shell Oil. Agenda item should be amended to read side street set back. <br />It was explained that existing station including canopy will be demolished. <br />Existing canopy is presently encroaching into set back .18'. New pump islands <br />will-now be-behind-the set back line. Gas station will also have food mart <br />and car wash. Mr.- Graves pointed out that-when relocated SR-252 is completed___ <br />all Columbia Road traffic will be routed down Great Northern Blvd. to Lorain <br />Road.- Mr. Santoro stated-that-a gas station does not generate-addit-ional <br />traffic. Mr. Bugala advised that the Board has been denying these variances -- <br />and are looking for some direction from City Council. Chairman Remmel sug- <br />gested that they could--redesign--proposal-to conform to codes. Mr. Santoro <br />said that they had tried several different ways, but this is the best plan to <br />allow cars to move around the lot and also will allow stacking space for <br />car wash. They would have room to stack 10 to 20 cars (car wash only takes <br />a minute and a half). R. Bugala moved to grant the 12' 6" side street set <br />back for Shell Oil Company for a canopy, seconded by E. Graves. Roll call <br />on motion: Bugala, Graves, Helon, and Remmel, Nay. Gomersall, Yes. Motion <br />failed to pass. Variance denied. <br />3. C. & C. Realty, property located west of Pizza Hut on the south side of <br />Lorain Rd. <br />Request for variance (1133.13). Request variance to display vehicles in <br />front set back. Violation of Ord. 62-33, Section 1174.02. <br />Chairman Remunel called all interested parties before the Board. The oath <br />was administered to Mr. Halleen, representing C. & C., R. and C. Lockhart, <br />J. Beck, M. J. Ely, T. and B. Schmitz, H. and M. Mahoney, J. Botson, J. <br />Zone,-F. and A. Stone, R. Behrendt, S. Weitendorf, J. and D. Wagner. Mr. <br />Halleen stated that he-wanted a variance to display cars in the 50' front <br />set back area and that all other dealerships in North Olmsted either have <br />variances--or were in existance_prior to the ordinance.- Neighbors complained
