Councilman Tallon requested that <br />the architect make sure that lights do not shine onto adjacent resi- <br />dential property and that some type dumpster screening be provided. <br />B. Gorris moved to refer the Carriage Carpet proposed addition at <br />25151 Lorain Road to the Architectural Board of Review, and to <br />specifically request that the Board give any input that they may have <br />relative to rear yard screening with the notation that the Planning <br />Commission recommends that the Arborvitae be extended the full length <br />of the property line; and to refer to the Engineering Department for <br />their input and to the Safety Department for any concerns that they <br />may'have, seconded by J. Wixted, and unanimously approved. <br />(Section IV., Item 1, heard at this point) <br />Charles L. Kovacic Assembly Plat, location is 25151 Lorain Road, the <br />site of Carriage Carpet Co., and consists of combining three (3) <br />existing parcels (236-6-7, 236-6-8, and 236-6-9) into one (1) parcel. <br />City Engineer J. Schaller explained that two adjacent lots have been <br />purchased, the existing homes will be removed, and the three lots <br />will be assembled into one. It was clarified that the rear lot line <br />is the zoning line dividing the General Retail property from the <br />Residential Area. J. Brown moved to approve the Charles L. Kovacic <br />Assembly Plat, located at 25151 Lorain Road which is the site of <br />Carriage Carpet Co., and this consists of combining three existing <br />parcels (236-6-7, 8, and 9) into one parcel, seconded by E. Traczyk, <br />and unanimously approved. <br />3) Hoops 'N Hollers, 24888 Lorain Rd. <br />Review of site plan and change of occupancy to use as craft shop <br />(property zoned General Retail, Business). <br />Building Commissioner Gundy explained that existing home will be con- <br />verted into a craft shop; walk-in basement area will be renovated to <br />meet code; garage will be relocated; and asphalt parking area will be <br />added in rear. Mr, and Mrs. Luther, the owners, explained that there <br />will be no residential use; walk-in basement area can be entered from <br />rear parking lot and will be used for retail sales and classes; upper <br />floor will be remodeled and used for classes if business warrants; ex- <br />terior will be upgraded, but will not be remodeled at this time. T. <br />Morgan moved to approve the Hoops 'N Hollers site plan and change of <br />occupancy at 24888 Lorain Road to use as a craft shop contingent upon <br />the approval of the Engineering Department relative to meeting the <br />drainage requirements and also contingent upon meeting the building <br />codes relative to North Olmsted for a change of occupancy and to forward <br />to the Safety Department for their review, seconded by J. Burns, and <br />unanimously approved. <br />4) Petitti Nursery (Gold Circle Department Store), 26666 Brookpark Ext. <br />Proposal for a permanent fenced in area and a temporary building. <br />(Similar proposal heard by Planning Commission March 13 and March <br />27, 1984).
