'r • <br />PLANNING COMMISSION JANUARY 8, 1985 PAGE 3 <br />Chairman Morgan read a letter from Gary Farmer Federated Department <br />Stores, Inc.(Gold Circle), dated January 3, 1985, explaining proposal. <br />Chairman Morgan requested that letter be made part of these minutes <br />(see attached). G. Farmer and D. 0'Harra of Federated Department <br />Stores and Mr. Petitti explained proposal for the 33,000 sq. ft. en- <br />closure for a sales area to be used from April through October with a <br />temporary removeable fence (wrought iron in front and the remainder <br />chain link), and a permanent enclosure of 9,600 sq. ft. which will be <br />used for Christmas tree sales; a temporary lathe building (to hang <br />plants) and a cashier's booth will be constructed; no signage is <br />planned. Nursery will be adjacent to berm which will shield it from <br />adjacent residences. Bu.ilding Commissioner Gundy stated that since <br />Bryant Stratton's expanded parking proposal was approved December 11, <br />1984, the parking will now conform. It was pointed out that Council <br />had disapproved a similar proposal on April 3, 1984 because there were <br />no provisions for water, drainage, or electricity. Commission believes <br />that water and electricity should be installed properly; drainage should <br />not be a problem. T. Morgan moved to approve the Petitti Nursery pro- <br />posal for a permanent fenced in area and a temporary building to be <br />located on the Gold Circle Department Store property provided that the <br />utilities (both electric and water) are put in on a permanent basis in <br />the year round nursery area and that they be used from that point, and <br />that the buildings meet all codes of the City of North Olmsted, seconded <br />by J. Brown. Roll call on motion: Morgan, Brown, Burns, Gorris, and <br />Traczyk, Aye. Wixted, Nay. Motion passed. <br />5) Earl Scheib, 27105 Lorain Rd. <br />Proposal for exterior alteration to existing building. <br />Mr. Zoruba, owner, and Mr. Liwosz, contractor, presented,plans to <br />cover front of building, including the windows (some of which are <br />boarded up) with charcoal gray siding and gray trim; front overhead <br />door wi11 be added. Parking and access drives will remain the same; <br />parking lot will be repaired in the Spring; bumper stops will be in- <br />stalled to protect the building. No additional signage is planned. <br />J. Burns moved to refer the Earl Schieb proposal for an exterior al- <br />teration to an existing building to the Architectural Board of Review, <br />seconded by E. Traczyk, and unanimously approved. <br />6) Great Northern Properties, south side of Country Club Blvd. (between <br />Victoria Plaza and I-480). <br />Preliminary plans to construct motel in Mixed Use District. (Referred <br />by Council January 2, 1985). <br />Building Commissioner Gundy explained thatthisisin a Mixed Use District <br />and approval is required for the utilization of the entire site. Pro- <br />posal is to develope llz acres of a 15 acre parcel (minimum of 10 acres <br />is required); motel is a 120 room Hampton Inn to be constructed first <br />on the eastern end of the property; two office building (one 6 floor, <br />75,000 square feet and one 4 floor, 60,000 square feet) will be built <br />- at a later date.
