NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Thomas Assembly Plat, location is the southwest corner of the <br />intersection on Whitethorn Blvd. with Andrus Ave. <br />Proposal is to combine parcels 235-1-12 and 235-1-13 into one (1) <br />parcel. <br />Proposal was withdrawn by the developer; there was some discussion at <br />the beginning of the meeting regarding this property. <br />2) North Olmsted Industrial Park - Preliminary Plan <br />Location is south off Lorain Road between the C.E.I. easement and 1480. <br />Plan is to establish location of the proposed roadway within the <br />Industrial Park. <br />City Engineer Schaller presented preliminary plans for the proposed <br />Industrial Parkway. Length of cul-de-sac is over 500' (not permitted by <br />the Subdivision Ordinance). Assistant Law Director Dubelko advised tha,t <br />Section in the Zoning Codes pertaining to Industrial Parks supercedes <br />the Subdivision Ordinance giving Planning Commission the right to approve. <br />In response to questions, Engineer Schaller stated that they did not <br />see any.problem with depth of lots (actual lots not show on plan) ; no <br />other streets are planned; radius of cul-de-sac is adequate for industrial <br />use. Mr. A. Kanareff, consulting engineer, advised that the owners of <br />the Industrial Park will absorb 100% of the cost of the improvements; <br />road was positioned so that it balances the depth of lots on both sides; <br />and that one parcel, owned by Nutron Nameplate, is in the process of being <br />acquired by the other owners, if this is not accomplishefd,the road must <br />then be shifted and that would result in shallow lots between the Parkway <br />and I-480 (if position of.roadway is changed proposal would have to return <br />to Planning Commission). Mr. Kanareff responded to the adjacent property <br />owners that the developers were aware of their present water pressure <br />problems but that water mains will be cleaned and relined by the Water <br />Department to alleviate the problem and that the cleaning that was done <br />last year was not adequate, work to be done this spring will be far more <br />effective; water pressure must be tested and approved by the Water De- <br />partment before they issue any permits. Mr. Kanareff addressed other con- <br />cerns of the neighbors: at present only trees to be removed will be those <br />in the roadway and the retention basins; lot lines will be established <br />as property is sold (these subdivisions must be reviewed by Planning Com- <br />mission); drainage and specifications of the roadway are not to be approved <br />at this time, but will be presented with the final plans and must conform <br />to codes pertaining to industrial roadways (these specifications could <br />possibly be upgraded from the minimum standards). Mr. Bowman, a neighbor, <br />pointed out several areas that should be considered:. are minimium re- <br />quirements for roads sufficient for this type development; how access <br />would be restricted from traffic prior to the development of the lots; <br />since this is not a typical development, it should be researched carefully; <br />and that as many trees as possible should be allowed to remain, especially, <br />those separating the Industrial Park from the adjacent residential area. <br />_ It was again point out this is a preliminary plans.
