A <br />PLANNING COMMISSION JULY 9, 1985 PAGE 3 <br />Mr. DeAngelis presented plans for addition to contain storage area <br />and freezer. Three parking spaces will be lost but parking will still <br />conform to code. Enclosure will be an almond colored marlite material. <br />Commission suggested that a darker color would be more compatible with <br />brick building. Mr. DeAngelis stated that they would be willing to <br />change color to a charwood (dark brown). J. Wixted moved to refer the <br />proposal by Pizza Hut at 27845 Lorain Road to construct an addition to <br />the rear--for refrigeration and storage to the Architectural Board of <br />Review for their review and consideration and with the suggestion that <br />the Architectural Board pay particular attention to the color of the <br />addition tiersus the existing colors, particularly a red brick match, <br />seconded by E. Traczyk, and unanimously approved. <br />Hennie Homes, 28867 Lorain Rd. <br />Proposal to construct office-shopping complex. <br />Mr.- Benders, architect, and P. Zwick, engineer, presented plans for <br />complex consisting of three residential type buildings to be constructed <br />in this phase (a fourth may be constructed later, and ttiat-property <br />will_be.=landscaped now): Building-will be constructed around a court <br />yard and will be connected by covered arcades. Retail units will be - <br />leased for small boutique type-stores.- Six-foot wood fencing is planned <br />on rear property Iine and partially down side lines. Lighting will be <br />on the building and will be shielded. Sewer is on property now and <br />retention is planned. Tao parcels will be assembled at the next <br />meeting. The existing Hennie Homes offices areon eastern portion of <br />lot and will remain: Mr. Benders wi11 show location of dumpsters for <br />Architectural Board; - He will show-some--type--of screening. - Councilman-- <br />Tallon suggested that the entrance openings on either side of island <br />be increased to 24°. Neighbors viewed plans and had no objections but <br />requested that as many trees as possible remain. Plat shows the ditch <br />entirely located on the rear adjacent property, Mr. McFarland, a neigh- <br />bor, stated that his survey shows only 1' of ditch on his property. <br />The engineer will verify and if necessary building and parking lot <br />can be moved forward. Mr. Gorris prefer5 that buildings be moved for- <br />ward to give more room adjacent to rear property. B. Gorris moved to <br />refer the Hennie Homes proposed construction of an office shopping <br />complex, at 28867 Lorain Rd., to the Architectural Review Board for <br />their input and I would also like to suggest that the developer con- <br />sider sliding the whole development north toward Lorain to allow a <br />little bit more room on the rear property line and would suggest that <br />the developer at the time he approaches the Architectural Review Board <br />have his recommendations on lighting pretty well wrapped up; that he <br />also has his proposal for.the rear screening, and indicate the loca- <br />tion of the dumpsters, and also that the driveways on the plan be <br />amended to 24' openings; I would also like to ask the developer that <br />when he.does come.back the next time, that his plans indicate the <br />exact location of the drainage ditch to the rear property line; at <br />the same time, I would like to forward the proposal to the Engineering <br />Department and to the Safety Department for their commendts, seconded <br />by E. Traczyk, and unanimously approved. <br />4) Hennie Homes, west of.25200 Lorain Rd. (John Knox Church) <br />Proposal to construct retail building.
