<br />PLANNING COMMISSION JUNE 25, 1985 PAGE 4 <br />has been started on Hilliard Blvd. from Clague Road west. The Engin- <br />eering Department has been in contact with the Cleveland Water Department <br />who is investigating the problem. Streets wi11 be private, but will use <br />City Fire and Police protection; each unit has a security call system. <br />J. Wixted moved to recommend that the detailed development plans for 48 <br />residential units for Christ The King Community, located on the west <br />side of Barton Road between I-480 and the North Olmsted south corporate <br />line to the Architectural Review Board for their review and recommen- <br />dations and also the Engineering Department to have them look at it re- <br />spect to drainage, water retention, sewage, and water pressure, seconded <br />by T. Morgan, and unanimously approved. Chairman Burns requested that <br />the Engineering Department contact the Water Department to determine <br />what they might be considering for this area and what time frame that- <br />they are looking at. <br />5) Marianne Bridal Shop, 29895 Lorain Rdo <br />Proposal to construct-retail strip shopping center. <br />R. Mongello, Architect, and the owner, Diane Walsh explained that the <br />primary use will--be the-bridal shop and that other units will be compat- <br />ible in use (florists shop, beauty shop,photography studio with a court <br />yard in the rear). Parking is adequate; two driveways are planned. Mr. <br />Morgan stated that he prefers one center driveway in order to keep the <br />curb cuts at a minimum on the developing west side of town. Mr. Mongello <br />stated that property is not near an intersection and that two drives make <br />a better traff ic. pattern. Mrs.- Walsh stated that they _ had a- lot of drive_ <br />through traffic with people driving in and looking at the windows.arid <br />leaving. They have had problems_at their Fairview_shop which has_-only <br />one drive,-in fact they-have a-lso made parking spaces-9" wider than-r-e- <br />quired to make parking easier. Mrs. Brown would--like dumpster relocated <br />(is visible from court yard). Councilman Wilamosky questioned why no <br />loading dock-is.included since it is required.-- This can-be included and <br />3 parking spaces that must be removed, can be relocated. J. Brown moved <br />to refer the retail facility for Marianne's Bridal Center at 29895 Lorain <br />Road to the_Architectural Board of Review for their recommendations and <br />with our recommendation that there be a single drive; and to Engineering, <br />and the Safety Department for their input, seconded by E. Traczyk, and <br />unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Vicko and Rathbun Resubdivision, location is the south side of Gessner <br />Road west of Columbia Road. <br />Proposal is to increast the lot frontage from seventy feet (70.00') to <br />seventy three feet (73.00') and for sublots nos. 3, 4, and 5 of the <br />Vicko and Rathbun Subdivision, which was approved by Planning Commission <br />on May 22, 1984. <br />Proposal is to increase frontage of three lots from 70' to 73'. City <br />Engineer Schaller explained that he has been informed that according to <br />the Ohio -Revised Code,-because of the proximity-of these lots to the <br />proposed relocated 252, the Ohio Department of Transportation will have <br />to study proposal-.before City can approve.
