ARCHTTECTURAL BOARD 0F REVIEW AUGUST 21, 1985 PAGE 2 <br />V. NEW BUSTNESS; <br />a) Hennie Homes, 28867 Lorain Rd, <br />Proposal to construct office-shopping complex <br />Architect A. Bender explained plans. The existing Hennie Homes office <br />will xemai.n on the property, The three early American buildings(residen- <br />tial in chara.cter) wi11 be redish oxford brick, with white trim, white <br />vinyl trimmed Anderson windows with clear glass and white metal doors. <br />Plans reflect the recommendations of Planning Commission showing one <br />double ingress/egress dr.ive and dumpster is enclosed with fencing. Six <br />foot high wood fence with landscaping is shown on rear property line, <br />fenee is extended partially down side property lines. Lights will be on <br />12' poles and early American type fixture will be shielded from adja- <br />cant residential neighbors. No mechanical units will be on roof; con- <br />densor on ground will be landscaped. Mr. Bender explained that a fourth <br />building-may be added at a later date. Pole sign will have underground <br />wiring and building signage will be under the canopy. Signs will be <br />presented to this Board at a later date. S. Ebin moved to approve the <br />pla.ns as submitted, seconded by M. Case, and unanimously approved. <br />b) Hennie Homes, west of 25200 Lorain Rd. <br />Proposa,l to construct retail building. <br />Mr. Bender stated that this is a small (5,900 sq. ft.) building in a <br />Westchester brown utility size brick with a clear redwood sign panel, <br />screening for roof top mechanicals will also be the same redwood. Build- <br />ing at present will face Lorain Road and some signage is planned on <br />Lorain frontage, if relocated 252 is constructed, building will acutually <br />be facing the new roadway and can accomodate three units (one tenant is <br />planned at present). Six foot wood fence and rear and portion of side <br />will screen parking area from the adjacent John Knox Church. Lighting <br />will be on building and designed to shine down; Qne C.E.I. pole light is <br />on parking lot. Mr. Ebin pointed out the electrical service is brought <br />in by overhead wires. He would like to have this service from under- <br />ground. S. Ebin moved to approve as presented, providing that the <br />mechanical screening is high enough to screen the units from any hori- <br />zontal line and with the recommendation that the electrical service be <br />brought in from underground, seconded by M. Case, and unanimously ap- <br />proved. <br />c) Skyline Chili, north side of Lorain Road west of Berkshire Dr. east of <br />Stearns Rd. <br />Proposal to construct restaurant. <br />Mr. Lambrinides explained that building has been redesigned to meet the <br />recommendations of Planning Commission, main entrance is to the rear of <br />the property (major parking area is to the rear), 5' high fence is on <br />side property line abuting residences and landscaping will be installed; <br />dumpster is enclosed with a 5' fence also. Exterior of building will <br />be an off white dryvit with a band of burnt orange below the windows; <br />the vinyl awning will also be burnt orange, metal trim will probably be <br />dark blue; roof will be f iberglass sfiingles and a sheet roofing; walk
