ARCHTTECTURAL BOARD 0F REVIEW AUGUST 21, 1985 PAGE 2 V. NEW BUSTNESS; a) Hennie Homes, 28867 Lorain Rd, Proposal to construct office-shopping complex Architect A. Bender explained plans. The existing Hennie Homes office will xemai.n on the property, The three early American buildings(residen- tial in chara.cter) wi11 be redish oxford brick, with white trim, white vinyl trimmed Anderson windows with clear glass and white metal doors. Plans reflect the recommendations of Planning Commission showing one double ingress/egress dr.ive and dumpster is enclosed with fencing. Six foot high wood fence with landscaping is shown on rear property line, fenee is extended partially down side property lines. Lights will be on 12' poles and early American type fixture will be shielded from adja- cant residential neighbors. No mechanical units will be on roof; con- densor on ground will be landscaped. Mr. Bender explained that a fourth building-may be added at a later date. Pole sign will have underground wiring and building signage will be under the canopy. Signs will be presented to this Board at a later date. S. Ebin moved to approve the pla.ns as submitted, seconded by M. Case, and unanimously approved. b) Hennie Homes, west of 25200 Lorain Rd. Proposa,l to construct retail building. Mr. Bender stated that this is a small (5,900 sq. ft.) building in a Westchester brown utility size brick with a clear redwood sign panel, screening for roof top mechanicals will also be the same redwood. Build- ing at present will face Lorain Road and some signage is planned on Lorain frontage, if relocated 252 is constructed, building will acutually be facing the new roadway and can accomodate three units (one tenant is planned at present). Six foot wood fence and rear and portion of side will screen parking area from the adjacent John Knox Church. Lighting will be on building and designed to shine down; Qne C.E.I. pole light is on parking lot. Mr. Ebin pointed out the electrical service is brought in by overhead wires. He would like to have this service from under- ground. S. Ebin moved to approve as presented, providing that the mechanical screening is high enough to screen the units from any hori- zontal line and with the recommendation that the electrical service be brought in from underground, seconded by M. Case, and unanimously ap- proved. c) Skyline Chili, north side of Lorain Road west of Berkshire Dr. east of Stearns Rd. Proposal to construct restaurant. Mr. Lambrinides explained that building has been redesigned to meet the recommendations of Planning Commission, main entrance is to the rear of the property (major parking area is to the rear), 5' high fence is on side property line abuting residences and landscaping will be installed; dumpster is enclosed with a 5' fence also. Exterior of building will be an off white dryvit with a band of burnt orange below the windows; the vinyl awning will also be burnt orange, metal trim will probably be dark blue; roof will be f iberglass sfiingles and a sheet roofing; walk
