Proposal was <br />studied in conjunction with the Architectural Board of Review Minutes. <br />It was clarified that brick will be 4" x 6" not 4' x 6' as stated in <br />the Architectural Board Minutes. Building Commissioner Gundy stated <br />that the two ground signs planned at each entrance (one on Columbia <br />and one on Lorain Rd.) will need a variance since by ordinance only <br />one ground sign and one pole sign are allowed per lot. No pole sign or <br />building sign is planned. The Architectural Board has recommended that <br />a variance be granted; the Commission agrees since signs are widely <br />separ.ated. Parking conforms to code (175 spaces required and planned). <br />Space has been reserved for possible expansion of the building and park- <br />ing area. The Safety Department stated, in part, that traffic is bourid <br />to be a problem at times; however, the proposed drive locations are <br />placed as far away £rom the intersection as possible and they should be <br />functional at"times other than very heavy concentrations. J. Brown <br />moved that the Fairview/North Olmsted Medical Center proposal, at <br />Lorain and Columbia Road, to construct a medical office building be <br />approved, including the signs, with the recommendations of the Archi- <br />tectural Board of Review providing the Board of Zoning Appeals approve - <br />a variance for the two 8' x 2' ground signs, seconded by E. Traczyk, and <br />unanimously. appxoved. <br />IV. <br />NEW DEVELOPMENTS AND SUBDIVISIONS: <br />(1) DiBenedetto Rezoning Request - Revised'proposal, located on the north <br />side of Brookpark Road Extension, the second lot east of Dover Center <br />Road (permanent parcle nos. 232-25-5 and 6, which is also sublot no. 2 <br />of the DiBenedetto Subdivisiori, approved by Planning Commission and <br />Council in 1981). <br />Request is,to change the present zone of "A" Residence, Single, to <br />Retail Business, General.. <br />Assistant City Engineer McDermott explained that the front portion of <br />the lot with a house on it (facing Dover Center) had been subdivided'and <br />approved by the City in.1981; Mr. DiBenedetto is now requesting that <br />this rear portion tie rezoned General Business, front segment adjacent <br />to this propert.y and facing Brookpark Ext. is presently zoned General <br />Retail. Lot meets code requirements for size; however; irregular <br />shape would limit size of building considerably.since 50' set back <br />would be required front and back (rear yard abuts residential). Mr. <br />DiBenedetto believes that he could cnnstruct a building without vari- <br />arices. He submitted a letter from Mr. Schuerger, who purchased <br />property in £ront, stating he has no objection to rezoning. Mr. <br />DiBenedetto explained that he is going to give him an additional 25' <br />of land which abuts his property since barbeque pit is located on <br />this section. A letter from Mrs. Erna Koepke whose property abuts <br />to the north objecting to the rezoning was submitted to the Commission. <br />Councilwoma.n Petrigac addressed the Commission stating that several <br />residents of Dover Center Rd. had contacted her objecting to the re- <br />zoning because they feared that the commercial area would filter down <br />D'ouer Center Rd. north of Brookpar.k Ext. Commission agreed rezoning <br />would not be desirable: too much.land already zoned General Business, <br />could set precedent for other.requests to rezone backland on Dover
