? <br />---------------- <br />PLANNING COMMISSION APRIL 24, 1984 PAGE 3 <br />Mr. Fogg to come back with the proposal showing only the planned ex- <br />pansion and parking area including only their property and what is nec- <br />essary for their proposal. The land exchange and parking lot improve- <br />ments involving Gold Circle property can be submitted later. Mr. Di- <br />Benedetto, the property owner across the street, wanted to make the <br />Commission aware of the fact that during the Christmas season employees <br />and customers of Gold Circle and Bryant Stratton are parking in his <br />strip center parking lot. G. Morgan moved that with the approval of the <br />developer, Ray Fogg, the Bryant and Stratton proposal will be tabled <br />until the next meeting, and at that time a site plan will be presented <br />which will show existing parking locations that have approval of the <br />Building Department, seconded by E. Traczyk, and unanimously approved. <br />4) Talan Machine and Tool Shop, property west of 31376 Lorain Rd. <br />Proposal to construct machine shop <br />(Heard by the Architectural Board of Review on April 18, 1984.) <br />The Commission noted than an 8' variance for total sideyards had been <br />granted by the Board of Zoning Appeals. It was explained that this is <br />in the Limited Industrial Area and that 40' total sideyards are re- <br />quired. Since the side and rear elevations of the building are split <br />block, approval will be needed from the Board of Building Standards. <br />J. Roberts moved to approve the Talon Machine and Tool shop, located <br />west of 31376 Lorain Road as recommended by the Architectural Board of <br />Review and with the recommendations of the Board of Zoning Appeals and <br />subject to the approval of the split block by the Board of Building <br />Standards, seconded by J. Brown, and unanimously approved. <br />5) Delane Welker, 23538 Lorain Road <br />Proposal to construct addition on existing garage for auto body shop. <br />(Heard by the Architectural Board of Review on April 18, 1984.) <br />Mr. Welker explained the proposal to add to existing garage for a body <br />shop. Assistant Engineer McDermott stated that even though this is a <br />minor addition that some type of water retention may still be needed. <br />Mr. Welker explained that the grade is such that water would drain to <br />the east and that there is an acre of undeveloped land to the rear and <br />a ditch on the property line. The Engineering Department will have to <br />study further. J. Burns moved to approve the Delane Welker proposal <br />to construct an addition to an existing garage contingent upon the ap- <br />proval of the Engineering Department of drainage, seconded by J. Brown, <br />and unanimously approved. <br />6) Zergott Landscaping Inc., 29857 Lorain Rd. (added to agenda) <br />Proposal to construct a Poly-House (no notices sent). <br />Building Commissioner Gundy explained that he had received a letter <br />from Mr. Zergott requesting permission to construct a Poly-House on <br />their property in order to save plant material that is being delivered <br />now during this unusually cold spring. Mr. Zergott explained that since <br />- they are receiving the plants now, waiting from 5 to 6 weeks for ap- <br />prova.ls would not serve their purpose. The building is a 20' by 48'
